Let me get this straight, you want what from me?
I received an interesting Phoenix real estate 'investor' call this morning. A man called inquiring about a property we have listed. He gave me the address and said he wanted to buy it. Well wish I could have sold that one to him but the property sold within 3 days of being on the market well over a month ago. In fact we had multiple offers - I think about 5 or 6 which is a clear indication of how quickly 'hot' properties sell in Phoenix.
We chatted for awhile, with me asking him questions and getting a feel for what he really was interested in buying. And of course - was he working with an agent. I let him know I work with many investors and we work exclusively together. I know what kind of real estate they want and I know the market. When a property becomes available I call them immediately and we bid on them or not. They trust me. I trust them.
Then he starts to 'boast' about how he's paying all cash and I should be begging to work with him. Really? And in a professional manner (naturally) I let him know that almost all investors are paying cash these days. I again let him know that my clients hire me exclusively to find appropriate properties and if he'd like to do so that would be great. I suggested we set up a meeting and talk about a game plan and get to know each other.
This is when his stripes started showing quite loudly. No I won't work with any one agent and I'll call who ever I want to call. And if I wanted to call him when something comes up that would be fine.

Sorry folks but I'm not going to spend my time working with people that aren't willing to work exclusively with me. It takes a great deal of time and expertise to locate good potential investments. And of course I give my ready, willing and able clients first chance at good investments. That just makes sense. I'm loyal to them and vice verse. If you're looking for a professional agent to help you find good investment properties in Phoenix, well I'm your gal. If you want to work on your own - that's fine too. Everybody needs to do what works for them.
