Let me get this straight, you want what from me?

 

I received an interesting Phoenix real estate 'investor' call this morning.  A man called inquiring about a Buying Phoenix Real Estate Investmentsproperty we have listed. He gave me the address and said he wanted to buy it.  Well wish I could have sold that one to him but the property sold within 3 days of being on the market well over a month ago.  In fact we had multiple offers - I think about 5 or 6 which is a clear indication of how quickly 'hot' properties sell in Phoenix. 

We chatted for awhile, with me asking him questions and getting a feel for what he really was interested in buying. And of course - was he working with an agent.  I let him know I work with many investors and we work exclusively together.  I know what kind of real estate they want and I know the market. When a property becomes available I call them immediately and we bid on them or not.  They trust me. I trust them.

Then he starts to 'boast' about how he's paying all cash and I should be begging to work with him.  Really?  And in a professional manner (naturally) I let him know that almost all investors are paying cash these days. I again let him know that my clients hire me exclusively to find appropriate properties and if he'd like to do so that would be great. I suggested we set up a meeting and talk about a game plan and get to know each other.

This is when his stripes started showing quite loudly.  No I won't work with any one agent and I'll call who ever I want to call.  And if I wanted to call him when something comes up that would be fine.

Sorry folks but I'm not going to spend my time working with people that aren't willing to work exclusively with me.  It takes a great deal of time and expertise to locate good potential investments.  And of course I give my ready, willing and able clients first chance at good investments. That just makes sense.  I'm loyal to them and vice verse. If you're looking for a professional agent to help you find good investment properties in Phoenix, well I'm your gal.  If you want to work on your own - that's fine too. Everybody needs to do what works for them.

Hi Anna I think I may differ om others. i would have gone with the non exclusive buyers agreement to protect me. If i find a property i want him to buy it from me. i really don't cvare if he is working multiple frontysd. maybe i am wrong as the consensus seems to be with you on this

Anna, We would, and have, handled it exactly as you did. We get these calls a couple of times a week, not about investment properties but for condo sales. These customers (?) think that they are the only ones at the top of our list to call ~ What planet do they come from??

What a go Anna! That's the way to work. I have been trying to say this in my responses to many AR blogs and many of our colleagues don't follow this business practice. Often, this is perpetuated by our other colleagues because they don't follow or adopt this critical business rule in their practice. They fall or are easily influenced by the customer's approach and don't turn the customer into a valued exclusive 'client'.

I am surprised that he did not ask you what the cash discount price it. Have heard that one a few times lately. Cash buyers are great, but they sometimes do not realize that cash is flowing in real estate again and they are competing against other cash buyers.

Most great agents turn away more prospects than they agree to work with. Get real or get on with ya bad self . . .

janeAnne - thanks!  Much appreciated!  We all have a choice with whom we want to work with. I think of it as the law of attraction in action.

Deborah - I can spot this type fast.  Only really took a couple of minutes.  And....wait for the follow up post.  Too funny!

Kathleen - yes and he's only about a month or so too late on this one.

Loren - there is a crazy idea out there by a few , that by calling listing agents they will get a better deal. That is not the case and certainly I do not represent both sides on a short sale.

Kathleen - the time spent was very little.  I wasn't chasing after that cat!

Valerie - exactly. I scour the markets every single morning and I know exactly what's out there for sale, what's pending and what closed.  And I know what my investors want.  I'm not wasting time on folks who do not value my expertise, time and energy. No thanks.

Chris Ann - he actually wasn't acting like a jerk - just uninformed as to the best way for him to get a good deal in our market.  He was looking for some sucker to play his game - and he found one a young agent.  That sucker  poor agencalled me the next day but did it do any good. No. The house is pending. And thanks so much for the feature!

Jerry - I learned that line from a very wise man my first year in the business.  Lucky me!  I should write a post about that teacher. He was amazing.

Jim - yes they have some screwy idea but it doesn't work in any kind of market.

Donne - hey you got give him koudos for at least attempting to get his hat in the ring. Now he needs to take some lessons and LISTEN.

Anthony now that is a good line as well. I like it.

Nathan almost all of our sales are cash right now. And they'd better be working with somebody who knows how 'not' to lose the deals out there.  Gone in a flash these days.

Jane - work for free?  Craziness.  Everybody needs to make a living.

Elizabeth he found a young agent the next day. He called but the house is still sold kids!  Duh?

Corrine - most likely not unless he is willing to learn and listen on how it really works....

Michelle - the 401K thing is smoking hot right now.  With the right CPA etc people should be looking into this form or cash for investments.  Better averages than the stock market.

Brenda - it wasn't a big deal. Less than 5 mintues. 

Rosalie - he was simply uninformed and actully he was nice. Just didn't want to hear the truth of how it works.

Alan - lol. Like that will happen.  We know the wise investors are ready to pounce on the good deals.

Jayne - oil and water. I like that idea.

Nancy we've probably all met several along the way. Next.  At some point they'll figure it out - but for some it takes way too long.

Scotti - that's interesting.  The ones I work with I know are buying from me. I don't want to work with the other type.

Bob - indeed. It was an easy choice.

Phil - how that makes any sense is beyond me?????  Who thinks like that?  Gee let me work for hours and days and not get paid. sure.

Stacia - any professional and experienced agent isn't going to stand for it.

Barb I'm sure I wasn't the first - and I know I wasn't the last. The last one called me the next day!! Or wait...I'm sure he'll keep trying with others who will bite.

Lloyd - only difference we are not in a slow market. Homes are flying off the shelves.  

Erica - it is all about mutual respect.

Deb - wow - this hit home for you. Thanks for the feature.  And...he actually seemed like a nice guy - just thinking it would work 'his' way and didn't want to listen.

Peter and Lynda - indeed. First in the line - first to win at this game.

Melville - hmmm all my cash buyers are very respectful and a true gift to work with. They know I'll do what ever I can to make their goals a reality.

Mike - it alwasy pays to me nice and professional.  Rarely have I had to go the other way.

Sharon - now that would be a really short phone call with that dude!  ha

Beverly - refer him.....na.  He's the type who won't go far.

Christine - yes they need to be qualified beforehand. Most of mine are past clients from years of being in the business or they are referrals from very trusted sources.  Some come from AR referrals as well.

Charlie - everyone works the way they want to. But I'm not going to cart somebody around our big city in hope of finding a needle in a haystack.  There must be a strategic plan in place up front - and smart investors know this part of the equasion. In a small community perhaps it wouldnt' be as big a deal?

Larry and Sheila - I think it's neptune, isnt' it?  lol

Richard bit mistake following the lead of a client who has no idea of what he's doing.  Not going to happen on my watch.  Hard to imagine seasoned and professional agents would have such a business practice.

Michael - cash can and does trump other offers, not alwasy but it can.  But here it's not so far off the list price and most seasoned buyers know that.  I have another trick up my sleeve I'll share about this - next week!  Worked again just this past few days.  Bingo for my investors!

Dee - of course. It was a simple office call of less than 5 minutes.

Anna, since I work exclusively with investors, I get this type of call all the time, too. Those that overvalue their "cash buyer" status and those that "only" work with the listing agent. Well, I "only" work with buyers who sign a Buyer-Broker Agreement and I do not bend the rules. Thank goodness. :)

I have talked to many an "investor" with this same conversation.  They think they are doing themselves a favor by not committing to an particular agent, but they don't get that we have loyalty to our clients and they are always going to be behind the game trying to go it on their own.  I know many savvy investors who are very loyal to their real estate agents and understand the benefit to having them in their corner. -Kasey
