Market Statistics for Bank Owned Homes in El Dorado Hills

Following are market statistics for bank owned homes in El Dorado Hills based on the lasted sales figures of August. According to our Trendgraphix Monthly Real Estate Report this month, Bank owned or REO listings in the Sacramento Region as a whole account for 19% of the total inventory. Here in El Dorado Hills they accounted for only 9% of our total listings.  As for sales, the bank owned accounted for 34% of the total sales in the region while in El Dorado Hills they accounted for 22% of our total sales.  So basically our REO inventory is really low!

In my opinion this is great news for regular sellers as the bank owned properties tend to drag our overall prices down. It is not to say we are seeing the last of them as we still have many in backlog waiting for the banks to put them on the market for for now, I encourage you to take advantage of it.  If you have to sell, let's talk!

In comparison to August 2008

*Regular Sales price per square foot is down 20.4%, listings for sale are down 54.3%, median home price is down 24.5%.

*REO - bank owned- price per square foot is down 18.5%, listings for sale is down 50%, and median home price is down 25%. 

*Short Sales price per square foot is down 14.7%, listings for sale is up 16.2%, and median home price is down 32.2%.

Wow! that is a lot of graphs and numbers but a very, very good Blog post. Those numbers look like the Inland Empire especially in my city Rancho Cucamonga.
