Today I went over disclosures and inspections with my client at the Eureka office for Lucky Star Realty (located on 1626 F St, Eureka, CA 95501). We had opened escrow a few days ago. It is my client's first home purchase in Eureka and he was really excited. I went over each of the disclosures with him and some we still needed to do, like our visual inspections and home inspection. We already had the pest and termite inspection, even the roof inspection and appraisal because the sellers on this particular house are eager to sell and have all the forms completed that they could. My buyer and I were glad for that because then we do not have to make the sellers order those inspections.
So the only inspection we had left is the Home Inspection. I called up a local inspector, Northcoast Property Inspection, with Larry Passerini. I have heard good things about him, that he does a thorough job so I called and we are set up with an appointment for Tuesday at 3:30pm. I usually like to go to these inspections with my clients because for one, I always learn something about houses and properties from the inspectors, and two, my clients feel that I am looking out for them and I am working hard for them.
It is always important when buying a house to conduct inspections so that buyers are comfortable with the purchase and know what they are getting themselves into.
