Working with Whoever Finds You a Home First?

Newport Beach home buyers will often call me up as a result of a listing that they have found on the internet. I had a call recently where the buyer told me that he made an offer on another property and it did not go through. So I ask him if he is still working with that particular agent, and he explains that he hasn't "signed anything". He further explained that there were three agents he was working with, and he was going to buy from "whoever can find him the house first".

I personally will not work with Newport Beach home buyers that way. As a Realtor, if  a buyer and I agree to work together then there is a commitment. I am spending my time doing the following preparing for a Newport Beach home buyer:

  • Researching the MLS
  • Researching comparable sales
  • Setting Appointments (this can take several hours, to days if listing agent does not call back)
  • Creating a buyer tour
  • Creating a buyer packet
  • Printing out disclosure forms
  • Meeting prospective buyers at office
  • Taking buyers out to properties
  • Showing properties
  • Research comparable sales on the property a buyer wants to submit an offer
  • Write an offer
  • Submit the offer
  • Negotiate on behalf of the buyer
That is really the beginning of the process.
If a Newport Beach home buyer is working with several agents at the same time, I will tell them to stay with their agent(s) so as not to do a disservice to the other agent or myself or even the buyer.
 
The unfortunate part of the story is that this buyer has been working with an agent who already submitted an offer on a property which apparently did not go through. And now he is talking to other agents. I asked if he was still working with that agent, and he said that he was.
 
Most agents I know will not work with buyers like this. If you are not sure of who to work with then my recommendation is the following.
  1. Research the Realtors online
  2. Create a list of questions
  3. Select perhaps 3-4 to interview - face to face
  4. Inquire if the buyer agent uses a buyer/broker agreement
  5. Are they full time Realtors?
  6. What is their level of experience?
  7. How many homes have they closed?
  8. And you can look up their license on the DRE
  9. Select a Realtor and work with that Realtor.
Now that is not to say, that there are times when a relationship between two parties do not work out, and then it can be remedied. That's why it is important to conduct your due diligence in the beginning of the process. Keep in mind, this is most likely the single largest purchase/investment you will make in your lifetime.
 
Let me ask you a question. Let's say you are an Accountant, and someone calls you to prepare tax documents. However, during the conversation, they say they are talking to two other Accountants - and whoever gets it done first? Do you really think you would hurry up to "win" the business.
 
In this instance with a buyer talking to multiple agents, the buyer is only doing himself a disservice, and the other agent(s) who are "trying" to find him his home first are doing the Real Estate professionals a disservice. There is no loyalty.
 
Select a Realtor and commit to that person. You are hiring them to perform a service for you, and guide you through a very complicated process.

Sharon:

Buyers can be so exasperating.  The buyer you mentioned will not establish a relationship with one Realtor, how can he expect loyalty from any of the Realtors he is dealing with?

I've run into buyers like this and it's really frustrating. There is no relationship, and no loyalty.

Others call the listing agents directly to show them the properties they're interested in, then ask to rebate the commission because they think the listing agent didn't do much work other than to open the door for them.

It's an ongoing education process....

Sharon - thanks, great post. Too many times, we don't do our job of explaining how we work, and the value we bring to the transaction. I, like you, will not work with  buyers that way either.

Good morning Sharon - I'm not sure he was being truthful when he said he hadn't signed anything. If he made an offer on a property he had to sign something. But I won't work with people like this either, because it's not very intelligent by either parties.

I'm glad you wrote this after our discussion the other day!

I doubt there is much that could be said to him that would change his mind about how he wants to work with REALTORS. HE doesn't recognize the value of making a commitment and doesn't care. But this is certainly good education for those who are willing to make that commitment.

If they tell me they are working with another agent, I simply say, "best of luck in your home search. If you decided to have real representation and my knowledge about the market area, please give me a call."

              As you know I am a builder rep; I have seen in my years a few times when a client comes in with 2 different realtors and then they pretend never to be there. I usually call the realtors and explain to them what I saw. It is then up to them to decide whether or not to continue with the client. Then there are the clients that ask if they can get a better deal without their realtor. I tell them no. I think you were wise to decline working with this person.

I get these calls all the time and I tell them flat out to stay with the realtor they started with.  I just think people don't realize how the system works.

Sharon, That is a great post and really a great piece of advice to buyers!  I don't really think that most buyer realize how much time it really takes to find them the right house!  I know that every once in awhile a buyer will love the first house that they are shown, but that is often on the heals of a lot of preparation by their agent!

Amen to everything you said. I agree completely and I will not work with anyone who comes up the nonsense about who can find me a home first. That is total hogwash. Excellent blog and i could not have said it any better.

Hi Sharon, excellent post here - I like the comparison to the accountant.  These types of buyers don't realize that there is much more to it than unlocking the door - this  post is great information for those who think that's all we do.

HI Carol - I don't think the buyers understand how we work or the effort it takes to create a buyer tour. And that is clearly not the only thing we do!

Larry - you are right, and so insightful! I am thinking that you are correct. I continue to get these calls - almost daily though!

I won't work with them that way either, Sharon! 

That has been one of the downsides of having so many wonderful tools available to homebuyers via the internet.  They can access virtual tours, and numerous resources for researching homes.  However, there is far more to buying a home successfully than that.  It takes a good real estate professional, guiding buyers through the total process, to accomplish that.  I won't waste my time with those who won't provide me the same loyalty, that I provide them.

Too much time and energy goes into a real estate transaction and I refuse to work under those conditions.   We date exclusively until close or you can find another agent to play that game with!
