Finding a prospective buyer is a challenge in itself, but have you ever encountered the ones that are just undecided? One day they want a Single Family with land, then the next week they want a home in a community, next month they want to put everything on hold. You give them some space and let them hash out their indecision, BUT then? You lose them!! That's Right!, They threw you away like a paper cup! They have discovered another property with another agent and did't bother calling you!
Some buyers treat us as Disposible paper cups! Perhaps if they should know up-front how valuble we really are!
Wouldn't it great if you could just hire a Private Detective to find out what they are planning? Or-So we know when to time the next phone call? Just kidding of course! But you get the point!
This happens so much in our industry, and the response is-It's a "Cut-Throat" Business! it's no wonder why we have a Buyer/Broker agreement available to us. I believe this agreement can be implemented in a manner that ensures the buyer that you both have an obligation to each other, and, most importantly, it does not cost the buyer ANYTHING to secure a Buyers Agent!
With such a large pruchase, why wouldn't anyone want to find the right agent and let them handle everything?
Somewhere in the early stages, buyers should understand the important role an agent plays, maybe we would not keep all of them, but perhaps we would retain more clients this way!
