Redfin now "outs" agents in the Las Vegas (and other select markets!)

Redfin is now posting agent statistics (buy and sell side) in select markets.

My stats aren't great but I have other income producing activities going on (like munchloads of BPOs and referrals.)  New construction isn't typically shown in the MLS.  Some teams also require contracts to be under the team leader's name.

The larger listers will be the ones who specialize in REO & Short Sale listings.

Does having a large production necessarily mean you are the best person for the job?  How is this going to have a bearing on consumer decisions?

What is Redfin's motive for doing this?  How do you feel about this?

From the email I received from Redfin, their motive is to level the playing field a little, to an extent. For example, an agent who tells a seller that he lists 20+ houses a year, but he has actually only had 1 listing that year.  It outs the dishonest agents trying to make their stats look better.

Granted, no build-jobs are in the MLS, and about half the new spec homes are listed, but it's easy to tell your buyers that you sell a lot of new construction and those aren't in the system. 

They aren't able to do it for every market, but they are in Austin, IF THEY REGISTER ON THE SITE.

Renee, I saw this yesterday too.  Not sure what their motive is either.  But I'm like Thom, they can't find me...  and if they did, would they show the 'teams' productivity?  The numbers aren't going to be correct and it's unfortunate as there are some sellers who are going to rely on these figures.  too bad...

Very interesting, Renee.  I just checked and the Arizona MLS has denied access to Redfin as did the Washington DC area  MLS.  But, like so many of the internet sites, it's certainly not ACCURATE. 

One thing that clients cannot see on any of these sites is the "team" agents.  The biggest selling AGENT (singular) in our area has a group of 47 Realtors® under his team.  In all transactions, he's listed as the ONLY agent, although he, of course, does split commission.  So, HIS numbers are so arficially inflated.  However, only we, as insiders, know what's going on.  If a client wanted to work with the #1 agent in Arizona, odds are they would never even talk to him during any part of the transaction, but to one of his TEAM agents. 

IMHO, it's the personality - the fit - the commraderie one develops with his or her agent which is THE MOST IMPORTANT THING, not the numbers - PERIOD.

Hey, I looked further into Redfin - their "featured" agents are providing a 15% "REFUND" of their commission to Redfin - in other words, they're paying to get their names on their site.

I think this is just wrong...First, it seems as if their data is incorrect according to a few comments here.  I don't see it as Redfin leveling the playing field.  I see it as playing dirty pool.  The MLS organizations need to stop this.  I'd LOVE to know where NAR is in all of this.  Thank goodness Redfin is NOT in my market.

If they are allowed to use something such as this & NAR doesn't intervene they better get ready for a lawsuit. Correct Stats??????

All statistics can be manipulated and who is to say Redfin doesn't do the same?

Hey y'all - something that was figured out in between a busy day.  The Las Vegas Redfin broker's stats are displayed like "reviews" (not stats):

Very different than mine wouldn't you say?  Also if you go back up to the post and click on the link you will see that Redfin is advertising their area agents using my stats.  Cool huh?  NOT!  IDK if Redfin would like me to post their LV broker's REAL stats next to mine on my website!  Ya think?

re: it isn't just about the numbers. We totally agree! Which is why we survey every customer who works with a Redfin agent or partner agent and post those surveys for everyone to see. Even the bad ones.

re: deals not in the MLS. We have both county sales data and MLS sales data and have compared the two. Typically only 5% of deals are done outside the MLS. I agree we should find a way to include non-MLS deals.

re: Redfin using your data. Please see our response to that here

re: bound to happen. I agree with Phil that this was bound to happen. Wouldn't you rather have brokerages or MLSes doing it as opposed to Zillow or Trulia whose data may not be as accurate as the MLSes?

re: dishonest agents. I totally agree Donna, this hurts the dishonest ones and helps the good ones.

re: teams. For teams we do show co-agents if the MLS supports the concept of co-agents. If you work ona team and doing a lot of work you should make sure your team lead is recognizing you as a co-agent in the MLS.

re: inaccuracies. I encourage you all to look yourselves up. If anything is wrong please email us at techsupport@redfin.com and we'll investigate.

re: our LV broker. He doesn't do deals in Las Vegas. He is a Phoenix real estate agent. 

@Larry Brewer: yup, we're not in Tennessee, but not because they don't allow rebates. Consider that we are in Portland, where rebates aren't allowed either. We just don't give a rebate in Portland.

Data without context is worthless... but it won't be explained that way!  I expect that the big numbers will be shown as the better agent.  Big numbers don't make you neighborhood expert, a necessarily better communicator, or better able to help a client make the decision on the right home to select. 

None the less, this will drag on for a while...
