San Juan Hills East is a Golf Course community on the East side of San Juan Capistrano, CA. The tract consists of 222 single level townhomes, and is a senior community for people age 55 and above. It was built 1978 to 1979, approximately 11 years after its similarly named predecessor San Juan Hills West. To get there from Interstate 5, take the Camino Capistrano exit which is just one exit South of Ortega Highway (74). Turn right onto Camino Capistrano, then right again onto San Juan Creek Road. Follow San Juan Creek Road for about a mile, and make another right turn onto Avenida Larga. This is just past the parking lot for San Juan Hills Country Club & Golf Course. There is a large sign on the wall facing San Juan Creek Road, which reads San Juan Hills East. (See photo above.) Avenida Larga connects with San Juan Creek Road at both ends, and all 4 of the other streets in the community are loops off of Avenida Larga.

 

There are 3 different floorplans, A B & C. The A & B floorplans are very similar, and about the same square footage. The A model is detached, while the B & C models are attached to each other on one adjoining wall. All units have 2-car garages, which are detached from the residences, and like most townhome communities the owners are individually responsible for maintenance and replacement of their own roofs and own garage doors. Some units have golf course views. However, the vast majority are simply located a short distance away in this very nice area which typically benefits in the summertime from a "marine layer" cloud cover in the mornings and from cool ocean breezes in summer afternoons. Each block is governed by separate associations, and the have their own pool and spa amenities. This is a very popular, well kept community with strict rules that help maintain property values.

Interstate 5 winding through Capo Valley

 

This photo (taken from the tract above San Juan Hills West)  is a view looking in a Northerly direction. It includes rooftops of homes  in San Juan Hills West (foreground), and you can see the freeway (Interstate 5) winding its way through the Capistrano valley. The bridge over the freeway in the upper-right portion of the photo is Ortega Highway. The San Juan Capistrano Mission is located just a couple of short blocks West of the freeway, and is world renowned for being the place where the Swallows (birds) migrate North to every year in the beginning of Spring.
