Michelle ~ A dining room with nothing in it usually looks quite small, as your Before photos show.  But furnishing it with a dining table, 6 chairs, and a table that represents a buffet shows buyers that it will work perfectly for their family.  This is a great example of how staging can help a listing sell faster!

Michelle - You've not only proved, by staging this dining room, that there is enough room for a dining table and chairs; you've also proved that everyone will have a seat for Thanksgiving dinner!  You've also added a springkling of warmth and personality to the room!

Hi Michelle - If a buyer has large furniture, then it is recommended that they know the size of the furniture and what minimum size the room should be to properly fit the furniture.

Hi Gita, Knowing the target market is one of the advantages of staging a property for sale. If you cater to the majority in a given area and give them what they want to see you generally will get an offer quite quickly. Glad my tips are helping you prepare your listings for sale.

Hi Maureen,  the furniture rental company I use just started supplying more sets with 6 chairs so I was glad I could stage this home in that way.  It definitely provided the buyers with a good idea how they could fit in their family during the many holidays they would be celebrating throughout the year.

Hi Sally, thank you for the sprinkling of good thoughts! I really wanted this room to appeal to the younger, trendier families moving in. The chairs I selected were definitely selected to target the buyers that would appreciate the design aspect of the home.

Hi Marc, that is a service that I offer my buyer clients. I will look at their builders plans or accompany them on their viewings of the homes that they are thinking of buying. They really appreciate having someone along that can assist with that very thing. Most people do not understand that there are standard, given measurements in placing furniture, area rugs, lighting and artwork in a room.

Hi Kathy, I don't know why that is, but it is certainly true. As stagers we see this on every vacant job. It ceases to impress me how different a room appears once there is furniture in it. I describe it as creating depth in a room.

HI Wendy, pictures really do send a clear message to buyers. The vacant does not do much to illustrate how large the room is and how you would place your table to be able to use the maximum amount of space in the room to accommodate your guests.

In the second, there is no guessing. Buyers can see there is room to spare. Thanks for stopping in Wendy.

Hi Michelle--well your photos definitely prove the dining room is huge.  It's so true that most buyers can't begin to imagine how to furnish a room when it is empty.  I wonder when we won't have to say this anymore.

It's hard to understand how "added furniture" will actually make a room appear larger. But, I know this to be true. And your prictures just proved it as well. Great post!
