Ever walk into a property and wonder "Who Lives Here?". This could be a great statement, because the home is fresh and clean, tidy, smells great and looks that way. Or, you wonder when was the last time someone swept the floors, took out the trash, sprayed some air freshener into this house, opened the windows to allow an exchange of indoor and outdoor air. Carpets, only a few stains, from the 100 or so cups of coffee, soft drink (or maybe your area uses pop soda, coke, Pepsi), baby bottle or pets have been dripped, spilled, dumped or fallen on the carpet and left to dry.
If you have a potential listing that no one else wants because or the latter condition, suggest that the owner either spend a couple of thousand dollars to freshen up the place or cut the price in half, whichever is less costly. Getting agents, and their clients to look at the property and then provide feedback to the owner, sometimes helps. If the owner is unable to spend a lot of money, there is always "old fashion 'elbow grease'" available to get the property in selling condition. Paint costs $20.00 in the gallon, almost free to place on the wall, or leave the wall they way they are and it could cost your $2,000 to $20,000 in the price of the home.
