What the heck were they thinking?  Listing agent responsibilities….

 

One of the best things a listing agent can do to market a property to the public is to show the home as well as possible with as many pictures as possible.  Today, October 5, 2011, but I just saw a listing photo with a Christmas tree in it!  Yes, I said Christmas tree? 

 

Tim Francis Realty orders professional photography and many more than the limited 25 photos the FMLS offers for each property we list. It is so important to fully highlight the property details as well as local area amenities that would be important to a potential buyer.

 

This immediately got me thinking how OLD is this listing?  I went back and checked the listing number and lo and behold, this listing is OLD – older than dirt!  Now, homes aren’t selling as fast as they used to in Atlanta Real Estate.  However, marketing them properly sure does help – a picture with a Christmas tree really does not 10 months AFTER the holiday.   

 

So, it gave me a chuckle, but not really in the good sense, more in the sense of ridiculousness.  Sadly, the home is also located in a flood plain – and flooded two years ago – which is why it SEEMS to be such a great price point.   Not surprisingly that info – is missing in the descriptor as well.  Having an agent that knows the area is critical – as Buckhead residents for 25 years, we know that, but it’s a slight of hand to the out of area agents and buyers.  Great deal, no, which is why we are seeing a picture of a Christmas tree in October.

Awesome! I wonder if the tree is still up? Perhaps that is an inclusion for the buyer?  This happens often, at least it had pictures.  I wonder how agents sell properties without pictures.  Thanks for sharing Michelle.

I am pretty sure the tree is down!  Just doesn't make sense when a listing agent is supposed to represent the seller, not give away how old the listing is by pictures.

Several years ago I visited a house that still had the (fake) tree in the living room in July.

It really looked nice... all wrapped in plastic sheeting to keep it clean until Christmas rolled around again.

A Christmas tree in a listing in early October screams "I've been on the market forever."  Look at it this way, in a little over a month, it wont look out of place at all.

But don't forget, several stores already have some of their Christmas decorations out for sale and Christmas is less that three months away, so maybe they are just early.

Michelle --  Bad or out of season pictures are a pet peeve of mine. It's such a disservice to the seller.  That's a listing that was just left there and is languishing.  Sad.

I don't like out of season pictures EXCEPT - sometimes I include green leaf pictures in the winter - just so folks can see from that perspective.....
