September Property Sales were 36, down 18.2% from 44 in September of 2010 and 28.0% lower than the 50 sales last month. September 2011 sales were at a mid level compared to September of 2010 and 2009. September year-to-date sales of 376 are running 8.4% ahead of last year's year-to-date sales of 347.

The Median Sales Price in September was $272,500, down 10.4% from $304,000 in September of 2010 and up 4.3% from $261,250 last month. The Average Sales Price in September was $287,454, down 15.4% from $339,884 in September of 2010 and down 2.3% from $294,161 last month. The September 2011 Average Sales Price was at a mid range compared to September of 2010 and 2009.

The Total Inventory of Properties available for sale as of September was 321, up 11.8% from 287 last month and up 0.6% from 319 in September of last year. September 2011 Inventory was at a mid level compared with September of 2010 and 2009. The Average Days On Market for September was 90, up 13.9% from 79 days last month and down 25.0% from 120 days in September of last year. The September 2011 Average Days On Market was at its lowest level compared with September of 2010 and 2009.
The real estate market in Windsor CO has slowed during September 2011, with sales and prices falling and inventories rising. This may be partly seasonal, since this period has traditionally been a slower time for real estate activity, but that probably doesn't account for the total impact. Timing is right for those buyers looking for a nice home at a great price - there is little competition in the marketplace right now.
