Here is the Johnstown CO real estate market report for September 2011:

Johnstown CO Real Estate Sales September 2011
September Property Sales were 22, up 15.8% from 19 in September of 2010 and 18.5% lower than the 27 sales last month. September 2011 sales were at their highest level compared to September of 2010 and 2009. September year-to-date sales of 215 are running 35.2% ahead of last year's year-to-date sales of 159.

Johnstown CO Real Estate Prices September 2011
The Median Sales Price in September was $199,950, up 0.5% from $198,900 in September of 2010 and down 11.4% from $225,750 last month. The Average Sales Price in September was $231,124, up 21.3% from $190,614 in September of 2010 and up 2.6% from $225,227 last month. The September 2011 Average Sales Price was at the highest level compared to September of 2010 and 2009.

Johnstown CO Real Estate Inventory September 2011

The Total Inventory of Properties available for sale as of September was 125, up 1.6% from 123 last month and down 12.6% from 143 in September of last year. September 2011 Inventory was at a mid level compared with September of 2010 and 2009. The Average Days On Market for September was 72, up 1.4% from 71 days last month and down 19.1% from 89 days in September of last year. The September 2011 Average Days On Market was at a mid level compared with September of 2010 and 2009.

Real estate activity in Johnstown CO showed some slight improvement, and, although the market continues to be slow, there were gains in both sales and price levels over the last month. Buyers who are ready to make a move will find a good level of inventory and very attractive prices at this time.

Slow and steady - that's pretty much a familiar trend in most of our reports of late. I like that it's beginning to move slightly in the "right" direction. I'll bet you can show buyers some pretty great buys in the Ft. Collins market.

Hi Debb & Li - Thanks for stopping by and commenting on my market report for Johnstown CO. We're covering seven cities (well, most of them are small towns), and this is pretty much the story for all of them - a very slow, but steady, improvement in the numbers, without anything really looking like a real recovery. It is a great buyers market in northern Colorado right now, and I'd guess it's going to be like that for a while.
