September Property Sales were 17, up 70.0% from 10 in September of 2010 and 13.3% higher than the 15 sales last month. September 2011 sales were at their highest level compared to September of 2010 and 2009. September year-to-date sales of 130 are running 0.8% behind last year's year-to-date sales of 131.

Wellington CO Real Estate Prices September 2011
The Median Sales Price in September was $168,900, up 0.2% from $168,500 in September of 2010 and down 8.7% from $185,000 last month. The Average Sales Price in September was $187,402, up 5.5% from $177,712 in September of 2010 and down 0.8% from $188,979 last month. The September 2011 Average Sales Price was at a mid range compared to September of 2010 and 2009.

The Total Inventory of Properties available for sale as of September was 99, up 16.5% from 85 last month and up 4.2% from 95 in September of last year. The September 2011 Average Days On Market was at a mid level compared with September of 2010 and 2009.

This has been a challenging market for both buyers and sellers, and we are fortunate that we have been able to maintain a more or less stable level of both sales volume and home prices. Recovery is still a bit in the future, I'm afraid.

I must not be reading this right.  The median sales price is down 8.7 percent from last month....and the total number of properties is up 16.5%.  Isn't that not so good?  Maybe a glass of something stronger than water will help me understand....it is nearly the cocktail hour.
