Presenting your Guadalupe County Real Estate|Cibolo Texas Market Report-September 2011|Buffalo Crossing New Homes for Sale  

Currently there are 198 Active listings or Available Cibolo Texas Homes for Sale.  The average sale price is $196,830.00.  There are 24 pending sales and 6 homes that expired on the market.  The current Cumulative Days on Market is 142 for these available listings

Cibolo Texas had a total of 27 Sold Homes, with an average square footage of 2353.  The average list price of the Cibolo Texas homes for sale was $181,244 with the actual average sold price being $176,674.00.  This gives a percentage of List Price to Sold Price of 97.4% which tells you that homes for sale in Cibolo Texas are fairly accurately priced with the average cumulative days on market being 135.  Cumulative Days on Market means the total time a home has been on the market with any Brokerage.  The average days on market in Cibolo Texas is 90.  

Market Report Cibolo

Home sales and prices have remained consistant in Cibolo Texas from month to month.  During the summer months, home sales tend to increase due to a large amount of moves, especially due to our large military population being that Cibolo Texas is so close to FT Sam Houston Texas (Joint Base San Antonio), SAMMC and Randolph Air Force Base.  With the number of sales remaining pretty constant, this tells us that Cibolo Texas is a popular area of Texas to live in.  For example, last month 26 homes were sold as compared to 27 this month and we are in the Fall months.  I believe that with the growth of our military bases (for example METC), the low interest rates, new construction and better than average prices, home sales in Cibolo Texas will continue to remain constant in the winter months.

This month I am spotlighting Buffalo Crossing in Cibolo Texas.  

Buffalo Crossing

Buffalo Crossing is a newer home community in Cibolo Texas with new homes builders actively building in the community.  Builders in Buffalo Crossing consist of Plantation HomesChesmar Homes, and Rialto Homes, (each have model homes on site) and Hogan Homes.  Buffalo Crossing consists of single family homes from 1800 square feet up to a little over 3200 square feet.  There are currently 14 available homes for sale in the Buffalo Crossing Subdivision with both New Construction Homes for Sale and pre-owned homes for sale ranging in price from the mid 180's to the high $240s.  You can find Buffalo Crossing by traveling east on FM 78 past Randolph Air Force Base and taking a left on FM 1103.  You can find the Buffalo Crossing Subdivision across from Steele High School.  Buffalo Crossing is located in the Schertz-Cibolo-Universal City Independent School District and very close to Randolph Air Force Base.

Brenda, excellent market report. Your graph does show how the real estate market in Cibolo TX is doing very clearly.  Interesting that the current CDOM is quite a bit higher than the average has been.  Any significant reason?
