Sometimes the first home IS the right home!

There's a Chevy commercial playing on tv right now that shows a couple looking for a new apartment.  They dismiss the first home they look at because of the light fixtures and size and proceed to drive all over town looking at other homes. After looking at 6 or 7 more homes, all with major issues, they end up back at the first home saying, "It's perfect!".  I know the commercial is about what great gas mileage you can get from the Chevy -- but it really hit me that it's indicative of home buyers today as well. 

But, Tish, I saw one on my way to soccer practice I think we should look at too.  I know it's not in the area we want, or even a style we like, but shouldn't we look at everything to be sure we're making the right choice?

Image of person trying to find homeThere are SO many homes on the market home buyers are overwhelmed.  They feel they need to see everything out there so they don't miss out.  And they're running themselves ragged for no reason.

You know what I think when I see the commercial? 

"Find yourselves a REALTOR® who listens to your needs and wants and doesn't waste your time, energy or gas.  And don't be afraid to fall in love with the first home you see!"

Yes, it's good to see some homes that don't exactly fit your criteria.  But why spend your valuable time looking at homes which don't even come close?  Why would you want to spend a beautiful Saturday looking at homes which don't fulfill your needs or wants?  What is there to gain by viewing homes that need thousands of dollars in work if you're not going to be able to afford the repairs?  If you're adamant about a particular school district, why look outside of it?

what a fantastic post!  How often have I had a client lose out because they didn't want to make an offer on the first house they saw, only to come back later and the house already be under contract.  We are definitely in a climate right now of, "We need to see everything."  For me, that is a totally new concept in Buyer.

Tish, How true this is and Joni makes a great point too. Every buyer is looking for the best home/price combination and most have similar criteria. I have had so many Buyers say they want to think about it, or sleep on it. Guess what-a day later it's under contract. I suggested this one:)

Tish, as usual, you speak from a place of wisdom and experience...sometimes the Realtor® really listens, knows their market, and shows you the right house the first time out...the buyer should count themselves very lucky to have found that Realtor®, understand that a scenario like that is exactly what a good Realtor® is getting paid for, and move forward and buy the house!

How "right-on" is this advice.  I try to listen to my clients and help them.  I don't think I've ever seen this commercial. I'll have to watch out for it. :)

Tish, when I start working with buyers and show them homes on their first visit, I tell them - this is the cream of the crop - and we are looking at the best homes so if you don't find something in this visit, up the budget or lower the expectations. And despite all the education.....they let go their first love! Now I have your post that I'll use it and hope they 'get' it!

The advice given here can be applied to a lot of shopping; if only more home buyers would apply it. I know I did when I bought my first home. It wasn't the first one but I knew it was the "one" walking in.

When I moved to NYC in 1992, I wound up wanting the first apartment I looked at............of course after looking at dozens more.  When I went back to rent it, someone had beaten me too the punch.  Luckily, there was another suite in the same building, bigger, with a better view that I wound up living in for 5 years.  Listening to your clients is key!  Well done Tish, I'm shocked Ilene hasn't been here yet, but she is now!

It's all part of that "you don't realize what you've got until it's gone" thing!  Sometimes it takes a couple of comparisons to figure out just how great something really is.  But hopefully that process can happen quickly - the real gems can get snatched away by another buyer.

Tish some home buyers feel like if they don't look at 20 or more houses,they are missing out on something. Sometimes they end up missing out on the house that they should've brought in the first place. Thats some home buyers for you. Hope all is well Tish. Hi there Tish -- I'm working right now with a buyer who's stuck in that pattern. The right house for her is here, but I'm afraid she'll wait until there are multiple offers coming in. We're off to see yet another poor fit tonight. As frustrating as it might be for me, I feel sorrier for her--she's spending a lot of time and anguish when she could be settled in a house and moving on with her life. Oh well!
