How do you create YOUR video walk throughs?

We all know (well maybe not all!) that the Internet is playing a significant role in the buying and selling of real estate in today's market.  When today's consumer is looking for a home to buy, the first place most of them turn is the Internet.  They go to Google and search for 'Timbuck Two Homes for Sale'.  Realtors have developed websites and are trying to get them ranked well on the search engines so potential clients will find them.  Uploading videos to Zipvo also helps by getting you added exposure, more branding and additional linking benefits, which Google likes.  We correspond through email and we all see how Active Rain helps us.

Video walk throughs have also found a place in the process with potential buyers viewing property on-line and taking a preliminary walk through before they even set foot on the property.

I have received a few emails asking some good questions about the video process. I thought I'd answer a few of the questions so everyone could benefit: 

Is a special camera needed for this?

Are you looking for a video that will sell the property or just wet your potential buyers whistle and get them to call you?  Is the property you are videoing going to sell for $2,000,000 or $200,000?  The higher quality camera, the better your videos will be, however, you can still make videos with the lower cost cameras.  Generically speaking, the only requirement is that it takes video. (Actually, you could put together a still picture video.  There is one up on Zipvo right now!  See it here.)

Can I do this myself?

You can do this yourself or you can hire a professional.  Again, this will depend on you.  If you feel you can video the property and get across the general feel of it, then give it a try.  Film your video and upload it.  You could always post the link here on Active Rain to see how other Realtors feel about it and critique it.  On the other hand, if you don't feel comfortable with doing the video, you don't have time to video or you would rather that a professional handle it, then there are some quality professionals ready to help you.  (One of our favorites has even been featured on CBS news !!!).

Is this best left to a professional or is it relative easy to do?  I've been on the loan side so long my real estate chops are really rusty.  I'd be lost in this digital age!  I'm pretty good with a 1003 in my hand, but marketing a piece of real estate, I'm in the dark.

I agree...I think the Internet is King...when it comes to selling a home, and the vido walk through is brilliant.
