Who's Your Customer??

Recently, I happened upon an interesting article on Realtor.com asking "Who is your customer".   This is a must-read if you've ever wondered "who" your customer base is, or where it's headed in the future.  Most of us think of our customer-base as our sphere of influence, but this article digs just a bit further.  

Real-Estate is obviously a people-business, but WHO are those people? Based on nationwide statistics, aging boomers, millennians, and an increasingly ethnic population will fuel Real Estate in the near future.  The midwest continues to have the oldest populations, while Austin, Texas was noted as having attracted a lot of migrants over ten years ago.  Boomers staying in place have been attributed to them staying in the job-market (and same jobs) longer. 

The Millennians, born between 1981 and 2000, are well on their way to becoming a dominant force in Real-Estate.  However, tighter lending standards are currently making this group learn towards lending right now.  Just look at the retail sector--Mellinians are well on their way to ruling the world!

Minorities now make up one THIRD of the US population.  Minorities owning homes have a younger than average age-27 years old for hispanics, and 31 for blacks owning a home, while the whites had a general age of 39 years of age. According to the Bureau of Labor Statistics, the job growth for whites will slow by 2018.

Amy, its the most important question to ask as a realtor.

In Toronto, the minorities have become the majority.

Good to be aware of. The younger generation is a lot of my buyers but I dont have many minority customers.

Interesting concept.  I hadn't put any thought into the ethnic breakdown of "whose your customer" since I didn't really see something that would change my approach.  The "whose your customer" that I often end up explaining is to my actual clients (homeowner/investor) as to why we appear to cater to the residents so much.  We do this because it is in the BEST INTEREST of our actual client.  I wrote a blog to partially explain this:Dear Homeowner / Investor, why I ignore you on my Benicia and Vallejo rental website
