Here is the real estate market report for Larimer County CO for September 2011 (including Fort Collins, Loveland and Estes Park):

Larimer County CO Real Estate Sales September 2011
September Property Sales were 379, up 8.9% from 348 in September of 2010 and 25.1% lower than the 506 sales last month. September 2011 sales were at a mid level compared to September of 2010 and 2009. September year-to-date sales of 3,695 are running 0.7% behind last year's year-to-date sales of 3,721.

Larimer County CO Real Estate Prices September 2011
The Median Sales Price in September was $215,000, down 5.6% from $227,750 in September of 2010 and down 2.3% from $220,000 last month. The Average Sales Price in September was $252,640, down 5.6% from $267,680 in September of 2010 and up 0.4% from $251,645 last month. The September 2011 Average Sales Price was at a mid range compared to September of 2010 and 2009.

Larimer County CO Real Estate Inventory September 2011
The Total Inventory of Properties available for sale as of September was 2,899, up 3.6% from 2,797 last month and down 6.0% from 3,083 in September of last year. September 2011 Inventory was at its lowest level compared with September of 2010 and 2009. The Average Days On Market for September was 83, up 16.9% from 71 days last month and down 7.8% from 90 days in September of last year. The September 2011 Average Days On Market was at a mid level compared with September of 2010 and 2009.

Real estate activity throughout Larimer County CO has improved slightly, with increased sales over last year's figures - the drop from last month is more of a seasonal than a market effect. Slight price decreases could be indicative of more sales activity in the lower price ranges, but overall, the market continues to be slow. It is an excellent time to consider buying a home - there is substantial inventory available and, with interest rates at historic lows, prices are very attractive.
