New VA Funding Fees - Change In Effective Date

President Obama signed H.R. Bill 2646 on October 5th which included a provision to lower VA Funding Fees that were announced by VA on Sept 8, 2011.  Initial it was expected that the President would sign the bill in September, and that the changes would go into on October 1st for all VA Loans Closing on that date and after.  However, since the President did not sign the bill until this week, the new VA Funding Fees will now not become effective until November 18, 2011 for all VA Loans Closing on that date and after.

Veterans may have to wait a little longer than anticipated, but it is well worth the wait.  The reductions in the VA Funding Fees, make an already valuable Loan Program to our Veterans even more of a benefit.  Below are the Charts for the new VA Funding Fees that will go into effect on November 18th.

Good deal George.  I heard about the delay and I thought wow, if they change the deal that is going to be a sad day.  Good thing the President signed and Now there is an even better reason for Vets to use their VA loan to buy a home!

George -- this is great news for our Veterans... The only complaint I have is the the VA will not let the Vet pay any portion of the BA fee.  FHA got rid of this prohibition long ago.  Vets should have the option to use a buyer's agent to protect their interests and be an advocate for the.  In some parts of the country the co-op fee can be as low as 1%.... and the VA should be able to negotiate a fee with the BA and have the choice to pay the diffence so they have someone working for them.

George, again this is good news for anyone that can take advantage of this program.  I guess I'm a little confused by Joan's comment...whether or not the Vet is allowed to pay for a BA...the Vet usually signs a Buyer Agency Agreement with an agent giving them unbiased representation with the agent they choose...what did I miss?
