September 11 bested Sep 10 by 5 sales, which represents a 10% increase, going from 49 in 2010 to 54 in Sep 2011. This is up from Sep 09 which posted 40 sales and Sep 08 which had 42 – but is less than 07 with 65 and dramatically less than Sep 06 which saw 98 sales.
Year to date we are also up slightly with 560 sales now compared to 518 this time last year. Our lowest year in recent times was 09 which had 346 sales as of September and the high point was, of course, 06 with an amazing 1,258 sales. Looks like we’re at least increasing slowly on the number of sales if not in the sale price!
Of the 54 sales this past month, 27 were residential, 7 land, and 20 were condos. Ten (the majority) of the condos sold were in the Hanalei Zone which, when it comes to condos, pretty much consists of Princeville.
Sales volume is just fractionally down, going from $25,596,065 in Sep 10 to $25,184,650 which represents a 1.6% decline. Year to date, however, is fractionally up, with $278,344,659 selling year to date Sep 10 compared to $279,905,323 in Sep 11 for a .56% increase. We seem to be on a slight uptick from year to date 09 which is the low year of recent past, which saw $21,210,904 in sales volume . Year to date 08 was at $393,387,994 with 07 and 06 up significantly, with $643M in 07 and $847M for year to date 06.
As you might expect, median sales price continued to slip going from $529K in Sep 10 to $415K for residential in Sep 11, and from $260K to $235K for condos. Land, however was higher going from $170K in Sep 10 to $285K for Sep 11. Year to date for Sep 10 had residential median pricing at $492,500 while year to date 11 is at $450,000 which represents a 8.63% decrease. Condos went the same way, with a median sale price of $950K for year to date 10 and $550K for year to date 11.
