September 2011

11 Charlestown RI homes have been sold in September:

1 home sold over $1 million (waterfront Charlestown home)

  1 home sold for over $400,000

  3 homes sold between$300,000- $400,000

  6 homes sold less than $300,000

There were 140 Charlestown RI homes for sale in September 2011 which was a 4 % decrease over the prior month (6 less homes for sale). Of the Charlestown RI homes on the market 20 of them are over $1 million.

The numbers of Charlestown RI homes for sale, price range of homes sold and real estate market trends month to month for Charlestown neighborhoods (such as Quonnie) that may be on your radar are shared here. The number of Charlestown RI homes sold nearly tripled in August! This was a huge burst of activity and buying especially in the under $300,000 category.

Charlestown RI continues to have a good supply of homes for sale and the oceanfront and coastal Charlestown RI homes for sale are being viewed but are not in the active sales right now. The Charlestown RI home sales were spread out among the under $400,000  price levels.

Charlestown RI pending home sales have decreased by 3 homes over August 2011. There are 15 homes awaiting a closing versus 18 the prior month.  To be in ‘pending’ status is to be awaiting on the closing of the home i.e. there is a signed purchase and sales agreement on the home.

Out of state buyers continue to search for oceanfront Charlestown RI homes for sale. I do expect real estate to remain constant this fall especially in the lower price ranges and for waterfront and vacation homes. Hi Ginny,

Looks like the trend in home supply is going about like the rest of the country. There is about an average of 5-10% drop in home for sale. Here it's about 8%.

With less homes on the market the buyers will need to choose from what's available instead og the full array of homes once seen.

Now if only the "FSBO" would get on board with a Realtor the numbers might change a bit. Here we have a lot of home "FSBO". When I talked to one of them they said it was to save the commission fee's.

Sad but true.

Joan, this community usually has higher priced real estate but the economy has slowed down the sales.

Anita, this is another one that was suppose to be a draft that ended up public- OI Vey...anyway it is time to kick it up a notch too..

Clint, actually we have very few fsbos here Clint...not the norm is the lower end homes that buyers are searching for if they can find them!  best

Ginny -- I have been reading market reports all around the country the last few days and the $300-400K range is hot.  I really like that you have waterfront AND low taxes.  What a powerful combination and a super time to snap up some property in Charlestown and surrounding areas.  Aren't these interest rates awesome??

It sounds like Charlestown RI offers pricing for many buyers, not just those lucky enough to afford $1,000,000+ homes on the water.
