Staging a Small, Small House

Classic Design had the privledge of working with a great realtor who was showing a vacant home in Knoxville and who knew the value of staging first.

The budget was tight and the house was small so we indeed had a challenge to create a space that was inviting without making it appear cluttered or confining.  The entire living/dining area was only 12X25.  I think the result was great and best of all so did the client.  See what you think.

Thanks Jeremy, I think it's especially difficult for a client to imagine how the room will look with furniture if the room is as small as those in this particular home.

Looks beautiful, I can't believe you got a couch and loveseat in that small area and it doesn't look crowded. Great job!

Marcia, you're right, and the sad thing is, is that most folks really can't imagine what a room will look like furnished. 

Mary Ellen, I made sure that the furniture I picked was smaller scale. Also, having a couch that is open at the bottom rather than having a skirt helps

Keith, Thanks, I really wanted it to look inviting and comfortable.  I want the potential buyer to walk in the door and immediatly think-I love it and could live here.

Thanks for the comments Wendy and Valerie, I agree, less is more.  I really had to fight the temptation to put a coffee table in the living room.  I think I made the right choice by leaving it out.  I wanted to show as much floor space as possible, after all the room was only 12 x 25!

Bonnie, your staging of this property showcases all the important features of the rooms...esp. the beautiful wood floors. The colors are great, like the silky, striped pillows! Great work.

Thanks Teri, one of my goals was to show as much of the floor as possible.  I think that using furniture without a skirt at the bottom helps to achieve that goal.  I, like you, also love the colors.

Bonnie, great job...and even though the room is small you have done an excellent job with placement of the furniture.. Speaking of furniture where did you get yours for the vacant home ? I have a very hard time finding nice furniture for vacant stagings.

Mary lou, would you believe it came from Rent-a-Center on Clinton Hwy?  They were the only ones who were willing to accept weekly payments without a min. 3-6 month contract.  The realtor owns the home and didn't want to get locked into a contract in case he home sold before a contract time frame was completed.  I worked with Jerry and the area manager who were great.  Even though the selection was not as varied (for my purposes) as CORT would be, I had easier access and more agreeable terms.  I'll most certainly use them again!   THANKS FOR THE STAR!
