How to generate more showing requests from Craigslist

Agents in OUR area need to be ANNOUNCING Open Houses in our local Craigslist - some do and MANY do not.  Posting on a REGULAR basis is also a good idea.....I post on the weekends which FEW property managers think to do.

Craigslist has a huge audience, even for real estate. Virtually every other real estate web site has much better search features. Nonetheless craigslist users are very loyal, and they are using the craigslist real estate section by the droves every day.



We post our listings to craigslist twice a week. We keep our listings simple, while offering viewers a carrot to click further for a better and closer look at our homes.

We've learned through experimentation the best carrot is the full-motion video tour. For all of our listings we include a link to a video posted on our Madison real estate channel on YouTube. The results have been very positive.

For example, note the number of YouTube views for some of our recent listings in the screen shot below. Much of the video traffic for these properties comes directly from craigslist.

Our owner posts our listing to Craigs once a month.  We all know when she does it because the phone starts to ring on a Sunday and continues until about mid week

I've recently started posting all of our listings quite often and link to a Market Leader website where they can find better search features and all of my properties.  Things seem to be going well.  Do you use photos on the posts?
