Barbara Altieri in New Haven/Fairfield CT writes a fabulous post on why location is so important.  

All buyers have a list of wants and needs on their home buying list.  None - include buy on a busy street, in a flood plain, or in a horrible school district, nor should they.  Keep in mind your highest priorities.  There are things you can "FIX" about a home, but you cannot fix these.  

Buckhead & Sandy Springs Buyers will be much happier if they keep their priorities straight.  Later you can remodel a kitchen or a master bath or landscape the property.  Don't get sucked in by a fabulous house on a crappy street.... it will be IMPOSSIBLE to resell, most likely costing you more than you will anticipate.   Stick to your list and you will be much happier in the long run.

I always tell my clients, “You can change a house, but you can’t change the location”.

Stay focused if you are looking for a house where you could put a playscape or later on a pool or  would love a quiet neighborhood street where the kids can safely play.  Don’t compromise on the location.

While one house may have an outstanding kitchen, it might have a cliff for a backyard.  Another might have the most ideal room configuration for your needs but is located way off the beaten path and would add at least an hour to your commute.  Another may have an awesome master bedroom and bath but is located on a main drag.

If you have specific location and lot requirements, satisfy them first in your search for a house.   

Then find a house with specs that are close enough to what you have on your wish list remembering again that nothing is perfect and you will likely have to make tradeoffs.  

Don’t get too caught up in finding that ‘perfect’ house.  It rarely exists.

It’s very easy to get off track and get tempted by house interiors.   Always keep in mind that you can change anything you want on the inside. You can even add on to the house if that is feasible.  But you CAN’T change the location.

Oh my God.  This is just so true.  Although some sacrifices may have to be made for the house that a buyer wants.........the location is just not one of those things to be easily dismissed just because the is as perfect as can be.
