Zip Codes 91913, 91914, 91915

Homes for Sale in EastLake California Real Estate Update

EastLake is comprised of 3 zip codes in eastern Chula Vista in South Bay San Diego. The zip codes are; 91913, 91914, and 91915. Unfortunately there are other communities mixed within the zip codes that EastLake is in. At one time if you did a search of 91915 there would only be EastLake homes and condos, now Windingwalk and Otay Ranch will also come up in a 91915 search. 91914 will pull up EastLake as well as Rolling Hills Ranch, Bella Lago and San Miguel Ranch and a few large land parcels. 91913 have older parts of EastLake and Otay Ranch as wells as older areas of Chula Vista.EastLake San Diego CA

Because many agents don't put in the community as EastLake in these zip codes I can't accurately show you only EastLake data. The data will be of zip codes 91913, 91914, and 91915 and will have other community's listings in the mix. The EastLake Communities are; EastLake Shores, EastLake Hills, EastLake Greens, EastLake Trails, EastLake Trails North, EastLake Vistas, EastLake Woods, EastLake Gates, and EastLake Summit.

Homes sales in Chula Vista 91913 for the month of September 2007 were very disappointing with only 14 homes selling for the month. The average sales price was $550,064 with the average list price being $567,642. The highest priced home that closed escrow in September 2007 was $800,000 and was 5 bedrooms, 5 baths and 3,744 square feet.

The least expensive sold home was $425,500, marketed at $425,500 and was 3 bedrooms, 3 baths and 1,559 square feet. The average "Days On Market" DOM was 123 days with the longest DOM being 224 days. 91913 Chula Vista includes older areas of Chula Vista like College Estates as well as newer areas like Otay Ranch and parts of EastLake.

91914 Chula Vista California only had 3 homes close escrow in the month of September in 2007, that's right only 3 homes sold in the 91914 zip code and 1 of them was a new Shea home in the Estrella new home community. The average sold price was $790,699 with an average list price of $819,823. The highest priced sold home was $980,000 and the lowest was $580,000. The average market time was 78 days with the longest being 147 days. A time snapshot shows us that in September 2007 3 homes sold, September 2006 12 homes sold, in September 2005 14 homes sold, and in September 2004 17 homes sold in 91914. Since there are more homes in 91914 now than ever before "because of the ongoing new home construction" the numbers for 2007 are way off.

Chula Vista 91915 an area that includes EastLake Trails, EastLake Greens, EastLake Vistas, The Summit at EastLake and Windingwalk in Otay Ranch had 14 homes close escrow in September of 2007. The average sold price was $662,961 with an average list price of $683,861. The highest priced home sold in 91915 Chula Vista in September was $1,200,000 and was 4 bedrooms, 3.5 baths and 3,517 square feet in EastLake Vistas. The lowest priced home sold was $396,000 and was 3 bedroom, 2.5 bath and 1,341 square feet located in EastLake Greens. The average market time was 60 days with the longest being 153 days on the market.

91915 as well as many other areas of Chula Vista have been hit hard with bank foreclosures and short sales. Out of the 14 homes selling in 91915 Chula Vista in September 2007:

6 were bank owned foreclosures
1 was a short saleEastLake Greens
1 was an auction
2 were new home sales in the MLS
4 were normal "regular" sales.

It's slow. You're going to need to hang on to that condo for a while to get a reasonable offer now. Keep it rented and offset the payment. Good luck with it. Is it in EastLake, Rolling Hills Ranch or San Miguel Ranch?

The mall sure is slow. I took my daughter shopping their 2 weekends ago and there were 5 people waiting on her at a clothing store because she was the only client. EastLake is a great area and once it finds its bottom the market will stabilize.
