Most people who ask you a question, don't really want an honest answer. They want you to tell them what they already believe, or confirm for them what they believe. Like when your wife asks "Does this dress make me look fat?"
But the job of a Realtor or real estate agent or broker is to tell your client the truth, whether they are a buyer or a seller.
I have found these "truths" are the ones clients most want you to confirm for them.
Buyers:
1) It is a buyers market so I can make this low ball offer
2) Nothing is selling so they should be happy with whatever I offer
3) I need a seller assist, I don't care if they owe more than the home is on the market for they have to give me $x,xxx to cover my closing costs
4) I am just going to wait till next year when prices drop further
Sellers:
1) But I paid this for my home so I want $xxx,xxx
2) Homes in this neighborhood always sell quickly
3) My home is really worth this because the house two blocks over there sell for this amount
4) I did this, this and this to my home, so it must be worth $xxx,xxx.
5) I don't think the house will sell now, so I am going to wait till next year and put it on for a little more than I paid for it in 2008.
As I said at the beginning, our job as their agent is to tell clients the real truth, not just to confirm their own beliefs. If you want that, don't hire us to help you buy or sell along the Main Line because our job is not to confirm your beliefs, but to help you buy or sell a home.
