As much as possible I have my clients attend the Structural Pest Inspection of the property they are considering purchasing. In some cases the seller is providing the inspection and we are not informed of the date and time of the inspection.
But in most cases the buyers have the opportunity to be present when the inspection is completed.
The reason to be present for the inspection has nothing to do with making sure the inspector does a good job. Rather, it is to be there to record suggestions made by the inspector. Most inspectors have a wealth of knowledge and will make suggestions for improvements of the home that will not normally appear on an inspection report. All you have to do is ask. These improvement suggestions, if completed, will go a long ways in making the home more efficient.
Home inspectors have usually seen it all and they have good ideas for home improvements. You just have to ask what would they do if they were buying the home, they will usually share.
