HOME SALES REMAIN STRONG
...with 30 homes selling in the 3rd Quarter of 2011 -- slightly below the Spring selling season, but almost 20% more homes sold this year than at the same time last year.
HOME VALUES
The average home sales prices are on par with last quarter, with the average sale in the high $190s ($197,296). This is about 7% less than the same time last year, but based on the sales activity this year, our hope is that prices are stabilizing.
20% of the Kirkwood homes sold for under $100K -- This was almost unheard of a few years ago, but there have been more and more homes that have been foreclosed in the past year. On a good note, 20% of the houses that sold were over $300K.
TIME TO SELL (or "DAYS ON MARKET")
In the 3rd quarter, the average number of days that a home was on the market was 93. This is up almost 9 percent from the same time last year. It is more than DOUBLE than the 3Q of 2008, just three short years ago.
Only 4 of the 30 homes sold in less than 2 weeks. If you are thinking of selling your home, it is more important than ever to make sure that your home is priced correctly on the day that it is listed. Homes that are overpriced end up taking much longer to sell (120+ days) and end up selling for more than 20% less than they originally listed the home.
