Fellow Realtor Tammie White of Franklin Tennessee wrote a great article about getting homes sold in today's market.  While her information was written for homes in her market area, the information applies to homes around Salem Oregon too.  Finding an agent that understands the current market, where buyers come from and how to market to them makes all the difference. I especially like how she points out the importance of marketing homes to a national and even international market.

You're Frustrated Your Listing Has ExpiredYou’re frustrated your listing has expired and you don’t know why your house isn’t selling.  You’re beginning to think that it’s impossible to sell your Franklin TN home in this current market.

Gone are the days of real estate agents using what I call the 4 P’s to sell your home—

Put a sign in the yard

Put the listing in the MLS

Put an ad in the newspaper

Pray that your home sells. 

You need someone that has the knowledge and time to market your home properly.

During the real estate boom, properties didn’t need to be marketed.  The ink on the listing agreement was barely dry and sellers would already have an offer on their house.  That’s why so many people got into the real estate business—to make a quick buck. The market has turned.  No longer can agents sit back and hope that properties will sell on their own merits.  Properties need to be marketed but not by the same means that have worked in the past.

Did you know, according to the National Association of Realtors (NAR), 90% of buyers begin their real estate search on the Internet?  What does this mean?  It means that the conventional methods of selling real estate do not work the way they used to.  The Internet has revolutionized the real estate industry.  It has provided buyers with a whole new way to buy property.  Having your home simply listed on a broker’s or agent’s website isn’t enough anymore.

Putting your home in the MLS doesn’t necessarily mean that it will be seen by the largest number of buyers.  There is more to Internet marketing than simply putting your home in the MLS. 

What you need is someone that knows how to market your home to the largest number of buyers in the least amount of time.  You’re wondering, how can this be done?  I'm here to tell you.

Real estate agents aren't trained on how to market your property while in real estate school. They aren't shown what to do once they get their license. There is no standard operating procedure on how to market your home.  It is the responsibility of the agent to get the necessary training to actively market properties.

How are they doing this? BY USING THE INTERNET.

If you’re not a professional in the field of marketing or sales, you probably aren’t familiar with the latest technology available for marketing your home.  And even if you were familiar, you probably wouldn’t have the time it takes to customize a marketing plan, monitor it and make adjustments.  This is a time-consuming process. 

I have worked hard over the last two years to build the necessary foundation for marketing your home to the largest number of buyers.  Building an Internet reputation cannot be achieved over-night.  It takes long hours of regular interaction on different Internet sites to get your home the attention that it deserves.

Many real estate agents think locally when it comes to marketing your Franklin TN home.  That’s why they believe simply putting a sign in the yard, listing it in the MLS and putting an ad in the newspaper will sell your home.  I believe it’s time to think nationally.

Very good re-post.  The biggest issues with expired listings is not lack of marketing, but rather, IMPROPER PRICING.
