In July, August & September of 2011 there were 93 homes that closed within the 3rd Quarter for 20815 Chevy Chase, Maryland. This was a decrease of 19 units, as there were 111 homes that closed in 3Q 2010.

 

The average original list price for homes that closed in 3Q 2010 was $977,044
The average original list price for homes that closed in 3Q 2011 was $969,876

 

The average list price at time of sale for homes that closed in 3Q 2010 was $950,698
The average list price at time of sale for homes that closed in 3Q 2011 was $950,565

 

The average sale price for the homes that closed in 3Q 2010 was $913,677
The average sale price for the homes that closed in 3Q 2011 was $924,354

 

The average Days on Market for homes that closed in 3Q 2010was 68 days.
The average Days on Market for homes that closed in 3Q 2011 was 66 days.

 

So, what does all of this mean?

Well, not a whole lot has changed.  O.K... volume of sales is down, but not drastically. You'll note that the stats for 2011 are quite similar to the stats in 2010.  Even the days on market are about the same.  Of note is the improved spread between original asking price and final sales price.  In 2010 there was a difference of $63,367.  That number improved in 2010 to $45,522, signaling a more realistic approach to pricing from the get go, and/or the perception in the marketplace that things are stabilizing.  20815 Chevy Chase is looking good.
