Beware of the Tenants that Never Complain

Tenants that never complain- sounds like every landlord's dream, right?! 

Not necessarily.

Don't get me wrong.  I don't wish the complainers on anyone.  Any landlord who has had a high maintenance tenant knows the frustration of getting those phone call about every little thing.  However, the other extreme isn't much better.

 

 

Let me tell you about my tenants, "Joe" and "Kathy".  They are very nice people, pay their rent on time every month, and I never hear from them.  It's hard to get into the house for a yearly inspection for a number of reasons, so I got lazy about the appointments.  I figured it wasn't a big deal.  I figured they would let me know if anything needed attention.  I figured wrong.

Last month, we had a few big storms come through Pennsylvania. A few days into the last storm, Kathy calls me frantically explaining that her bedroom ceiling had fallen down.  She thought a tree had fallen on the house.  Of course, I was very alarmed by this and went out immediately. 


It was still raining hard by the time I got there, but there was no tree on or near the house.  I climbed the roof and found 2 missing shingles near the ridge.  I made a temporary fix until my roofer could get out.  That still left me with a big ceiling project.  The water damage had spread into an adjoining bedroom and it was going to take several sheets of drywall to replace the damaged sections. 

 


This big project could have been a much smaller project if they had let us know earlier about the water issue.  A ceiling doesn't normally fall down overnight.  After some questioning, I found out that it had leaked for several weeks, but they didn't want to bother us with it since it was so minor.  Yikes.

 

I reassured them that it was OK to let us know these things because we want to maintain the home.  Suspicious that there might be other issues, I asked her what else was wrong with the home.  Well, they hadn't been able to use the bathroom sink in a few months because the faucet was leaking onto the floor.  Also, everytime they do laundry or run the dishwasher, the waste water backs into the basement.  Double...triple yikes. 

 

Learn from my mistake and insist on a yearly inspection!

Funny, our plumber hasn't been able to go through yet.  We are trying to make these tenants more comfortable, but they haven't been cooperative with letting us through claiming the wife is sick and the husband is out of town.  So strange!

Very good post David.  I have had the same type of tenant.  As a professional property manager, my firm inspects our rental homes every three months because there was a recent ethics complaint in our Association of Realtors, and the panel determined that inspecting once every six months was negligent on the part of the real estate firm managing the home. Yikes.

Jeanne- an inspection every 3 months- very interesting!  That's really the only way to know what's going on in the unit. 

David- Good point because I don't think these tenants understand preventative maintenance.

Did they ever tell you why they didn't let you know the situation any sooner? How frustrating for everyone involved. However, a good reminder that maintenance inspections are essential to the proper upkeep of one's residence.

My wife was on the phone with them last week trying to get the plumber through.  The tenant finally admitted she was embarrassed by the messy house.  It's unfortunate, but with tenants who interfere with the upkeep of a home.. there really is no other choice than to terminate the lease. That's where we're going!

Professional property managers have frequent inspections * either by their service personnel or their staff.  Prior to offering a lease renewal is a GOOD time to do an inspection AND REassess whether to offer a renewal of the tenant's lease.

Wallace- doing these inspections prior to lease renewal is a great idea, however every month is lease renewal because these tenants are month-to-month.  We just have to try a little harder to get in as we are still having issues.

That is a tough situation.  They sound like great tenants as far as paying rent and not wanting to bother you.  But as you have learned...you must do regular inspections to make sure your property(investment) is being taken care of.  Once a year may not even be enough.

 

I made this same mistake years ago with a tenant.  She was a school teacher and seemed like the perfect renter...what a mess...lesson learned!

Jim- yes, it is a tough situation when they are paying rent.  The home investment is far more important over time and I certainly learned that!
