Going Back. .
This one was very painful . .because my client was somewhat very much like me in a lot aspects .
I was there interviewing this nice couple from Peru and they were selling everything and going back to their country.
Of course selling their house was the last thing to do.. I was going to sell it as as short sale.
Very commendable from their part. .
They had no intention of coming back to the USA . .and their credit rating does not mean jack in their native country. .
They just wanted to do the RIGHT THING and not have their name associated with an abandoned foreclosure before they left the country.
I helped them, it was a beautiful house with a cascading pool in the back yard. Their broken dreams materialized as a short sale. .I listed it and sold it.
When someone is out of the country, they can sign any legal papers to sell real estate as long as they can travel to the nearest US Embassy and have it witnessed and notarized by an American official (consulate).
They signed everything in Lima Peru and sent the papers back and it closed. .
It was easy to convince the bank into accepting this short sale. .
There were no threats of deficiency judgments, phone calls, or endless paperwork. . Our short sale package has many sections .. under employment, banks statements and hardship we just put a blank paper with the words. ."Moved out of the country..no job, no savings, no statements. except telling me that they will never come back"
