Short Sale listings aren't for everybody. I don't think any agent should take a listing, short sale or otherwise, unless they have full knowledge of how the process works. If you do want to take the plunge into this the default market then I suggest that you team with a knowledgeable and experienced agent for the first few that you do. Just taking a certification class does no equip you to handle the sale. Agents are responsible for many failed short sales for this very reason. The short sale market is ever changing so get a good base education before you launch your short sale specialty.

We are currently representing two buyers on short sales and in both cases the listing agent doesn't know what they are doing. We are basically having to hold their hand through the transaction. They are not qualified to help a seller in this situation!

Scott, You're right, when you take any listing you have an obligation to the sellers. If you aren't skilled at the process then you have not fulfilled your duties.

Funny thing about shortsales: they are all different and each bank has a different protocol. Also, they are and will be a large part of our current market for some time. Get the extra training and make sure you work with an experienced broker.
