Selling Your Home

Selling your home in Lake Charles, Louisiana is not as simple as sign the papers and BOOMit’s sold. There are things to consider before selling your home. These are also questions your Real Estate Agent will ask.

  1. What is the current value? – This is something a real estate agent can help you determine. Notice that it says value. You may have paid $170,000 for your home 2 years ago, and that was the VALUE then. Now the value may be $150,000. The value is based upon current sales that are comparable to your home and what someone is willing to pay for your home.
  2. What is owed on the home? – This will help you determine the least amount you are willing to accept for the property. If the least amount you will accept for the property exceeds the value then this may not be the right time for you to sell.
  3. What is your current financial situation on the mortgage? – If you are having trouble making payments, or it looks as though your home will be going into foreclosure, it is vital that you inform your agent. Waiting until the bank comes to change the locks is the wrong time to be telling your Realtor that you are behind on your mortgage.
  4. How much do I need to make? – You need to determine the least amount of money that you are willing to walk away from the sale with. If you MUST make $10,000 after close of the sale then you will need to have this information when an offer comes in. It plays an important role in determining a counter or accepting an offer.
  5. Is your home in a flood zone? – With the new flood zones going into effect, many homes in Lake Charles, Louisiana that were not on the list now are. Some homes were grandfathered in, however when a new owner moves in they will be required to have flood insurance. This could also affect the pricing of your home.
  6. Where are you going to live? - Have a plan set in place for moving when your home sells. It would be a bad idea to wait until the last second to plan a move. Planning ahead can reduce stress during the closing period.

You need to view your home as a product and not as an emotional attachment. This can be difficult to do. You may need to do a few small upgrades to put the home in the price range you are hoping to sell it. A fresh coat of paint can do wonders for a home and is an inexpensive investment as well as landscaping. If the front of your home does not look warm and inviting then people will not be as quick to view your home.
