Sellers have you seen your listing online?

I find it incredible that many sellers don't even see their properties online once they sign the contract. Many agents tout the importance of an internet presence but fail to present your home in its best light.

Do you realize that there is a big difference in the quality and number of photos that agents present to the public? Are you aware of the difference between a well written description and just general facts?  What helps to make a property stand out is, the number of photos, the quality of the photos, and how well the home is described.  Blurry and dark photos with a description of three bedrooms, one and a half baths, large eat-in kitchen,formal dining room is not going to entice a buyer.  Since the buyer knows their price range, they have only the facts that the agent has presented to the public to help them choose a property that might be a good fit for them. Remember to ask the agent to send you the link to at least one site so you can see how your home is being presented to the public.

You mean like snow pictures in the summer?  How could these home owners not know?

Evelyn You have hit on one of my pet peeves! Sometimes the agents in my area change only a couple of the photos but you can still see the snow through the windows or Christmas trees inside.

I always send a link, and then ask the seller to critique it for me.  Offer up the points they love about their home, then change the online listing with their feedback and resend it to them for additional approval.  I find it enhances my writing capabilities (if the seller sees it, you know you will write it better), and makes them feel as though they are part of the process.  It also always adds pizzaz and a quality I just can't imagine since I have not lived in the home.  Thanks for reminding us.

We have photos taken by a photographer who knows architectural portfolio quality, then describe the property to appeal the to buyer. Fortunately, when selling a home in Charlotte, NC or SC, there is not often a worry about snow photos.

Mary:  This topic has been of great interest here on AR as of late .. and many other real estate sites.  Hard to believe in this day and age of such wonderful technology agents wouldn't offer quality and quantity with their photos .. and that sellers wouldn't demand and follow-up on this issue.  The more that's written about it, the better ... thanks!
