In July, August & September of 2011 there were 58 homes that closed within the 3rd Quarter for 20816 Bethesda, Maryland. This was an increase of 1 unit, as there were 57 homes that closed in 3Q 2010.

The average original list price for homes that closed in 3Q 2010 was $895,821
The average original list price for homes that closed in 3Q 2011 was $964,812

The average list price at time of sale for homes that closed in 3Q 2010 was $8879,865
The average list price at time of sale for homes that closed in 3Q 2011 was $945,330

The average sale price for the homes that closed in 3Q 2010 was $857,215
The average sale price for the homes that closed in 3Q 2011 was $913,543

The average Days on Market for homes that closed in 3Q 2010 was 50 days.
The average Days on Market for homes that closed in 3Q 2011 was 56 days.

So, what does all of this mean?

It's fair to say that we've seen a decent increase in prices.  While the number of homes that have sold remains about the same, prices are up by roughly $75K.  We had one short sale in 2010 in 20816.  None in 2011.  20816 Bethesda is looking quite healthy.

Wow, Marcie.  I wish a certain 20816 listing will fit into that trend.  What happened between Q3 and Q4??! Then again, it hasn't been 56 days yet...
