Washington, Connecticut, how is the real estate market?
Looking back from 2009 through today, the real estate market in Washington, CT is down. The average sale price is down, the average market time is down (that is a good thing) and the verdict is not in about the total sales for the year. I doubt that 15 homes will sell between October - December of this year. It looks like 2010 was the better of the three years all around for anyone selling. For buyers, this just might be the year.
Selling in Washington, CT in this market is not easy. There is plenty of competition, as I write this there are 86 single family homes for sale. Ranging in price from $189,999 to $8,995,000, Washington does consist mostly of higher end homes for the second home luxury market. If you are selling, you must price ahead of the market, ahead of your competition. You must also make sure your agent is providing you with all the marketing available to present your home to as many buyers as possible.
If you are buying in Washington, CT, you may indeed get a good deal! Take a weekend or two, give me a call, come on up and see what makes Washington, CT such a treasure in Litchfield County. Find out what others have realized, Washington is a fantastic place to purchase a Connecticut country home. For years Washington has very strong ties to New York City, the average commute from the city is a bit over 90 minutes. From very desirable homes on beautiful Lake Waramaug to exclusive estates in the bucolic countryside, Washington is certainly one of Litchfield County's gems!
