Princeville Kauai condo (and house) + short sale update for the week of Oct 9th to Oct 15th

This past week we decided to hike the Powerline trail which we last did in 11/09. This 13 miles trail runs from the end of Kapaka Road in Princeville to the Aboretum in Kapaa, which is located at the top of Kuamoo Road. It is named “powerline” not because of how strenuous the hike is, as some blogs/website incorrectly state, but rather because it follows and provides access to the powerline towers.

Last time we started at the Princeville end, which is actually the most scenic direction as you’ll see some great vistas as you head towards Kapaa. This time we started in Kapaa and headed north. The trail starts out in pretty good condition in Kapaa but becomes severaly overgrown and difficult at the Princeville end. You have to watch for sinkholes and deep ruts that are hidden by the tall grasses. Still, it’s a great hike which offers some fabulous views. I posted a few of the pictures at the end of this update.

As for real estate, it was a very slow week. This is one of the rare weeks with NO new condo or homes listings, and just a smattering of other miscellaneous activity. Take a look for yourself:

Back on the Market:
Short sale Ali’i Kai 3202 priced at $450K is back on the market after going into escrow on 6/30. It sold on 3/05 for $770K and reduced from $595K to $450K as it returned to active status. Hanalei Bay Villas 29 which sold for $320K in 7/00 is back on the market priced at $699K after expiring on 10/6.

Contingent:
Short sale Sealodge F1, priced at $229K after selling for $600K in 6/05, went into escrow this week.

Sales:
Top floor ocean view Cliffs 7305 sold for $350K while priced at $399K. This unit sold previously for $242K in 8/00.

Expired:
Ka’iulani 72 expired after 313 days on the market priced at $899K. This townhome sold from the developer for $857,270 in 4/07.

Price Changes:
Villas on the Prince 19 sold for $520K in 6/02 from the developer and reduced this week from $849K to $799K. Short sale Paniolo 104 went from $179K to $140K and was last purchased for $240K in 9/03. Kamahana 14 had a price change the other way, going from $390K to $415K. This short sale sold for $$10K in 11/03. As noted under ‘back on the market” Ali’i Kai 3202 reduced to $450K from $595K. Villas of Kamali’i 19 was priced at $660K and reduced to $629K. This 3 bedroom 2.5 bath townhome sold for $480K in 9/03. Pu’u Po’a 404 sold for $900K in 2/10 and went from $1.549M to $1.499M.
