Deferred maintenance supreme example.

Believe it or not, I had this house listed about 20 years ago.  The tree was crowding the storage room even then. Inside the storage room is also the laundry closet that opens from the inside of the house and backs out into this room.

It has recently been foreclosed and it was interesting to see what the tree had done to the patio and the extension of the house.  It takes a long time for a tree to reach this size so the maintenance was deferred for all those years.  Believe it or not, also, the same people lived here for all those years!

Wow- that reminds me to get rid of a maple we have too close to our basement!

Actually, I just sold an REO with water stains on the LR ceiling, along with mold. The back of the house had an area where the old masonit siding and window frame were rotted out pretty badly. it sold WAY lower than itshould have, and the bank tooka major loss. the reason for the damage? Not cleaning the gutters. The water had basicly been dammed from getting off the roof and, over time, had gotten under the shingles. The siding/window issue was apparently from the trees all around the house that blocked the sun, retained moisture, and the constant dampness rotted the siding. It's amazing how the little things can really make a difference!

As an appraiser, I have plenty of horror stories, but that is a pretty good one. My personal favorite was a "cost to cure" for removal of the house. The land was worth more as vacant than could have been sold with the house from all the deferred maintenance.

All in all though the house looks pretty good compared to a couple I saw today.... I would not even go inside.

Wow, I showed a house where the tree was so close to the foundation the roots were bowing in the basement wall. Scary that people let this go!

Debra, I'm not sure what they are doing but I think they'll remove the storage and keep the tree.  The tree had given the home owner lots of warning....like 20 years or so of warnings.  Thanks for comment.

A clue they had a problem would have been when the washer inside the shed tipped over on them one day.  Maybe they can sell the house as one of those special places where gravity inside seems to defy logic!
