My listing, no my listingThinking back a few years ago I remember the attitude of..."It's my listing...don't touch it!"  I had progressed into the new millennium like a comet hitting earth for an old fart like me. It all seems to me to be a normal understandable thing to do! Zillow, Realtor.com and so many others scrape our listings anyway. Why not allow a competitor to show your listing on their web sites?

Why not?

Our standard rules are to show the listing company and simply place your name and contact information for the showings and "BUYER'S REPRESENTATIVE". We should all have the simple "DO IT RIGHT AND HAVE AT IT!" attitude. It is our Fiduciary responsibility to do everything we can to represent the seller when we take a listing. Placing that very listing on other sites is also a responsibility to give the listing as much exposure as possible!

Get over the "it's mine" phobia.

How nice would it be to be able to say to your potential client, "don't worry, with us you get everyone! I will take good care of you and make sure everyone has the opportunity to sell your property!"

If you were selling your home isn't that what you would want?

Deb....I'm not so sure about what some of the folks and companies are doing right now. Some of it is legit and some of it is very sleezy. More on what I've discovered and learned just this past week....later.

Hot topic and will be for awhile.  In our market center we are now 'asking' permission before marketing a colleagues listing.  Most say 'go for it'.  If you don't want anyone else to advertise it, and sell it, are you really doing your seller a disservice?  That is what I'd call a 'stealth' listing.  Good luck with that!

Deb, I would be a lot more enthusiastic about your position if it weren't for the abuses I am seeing.  Listings sold and closed months ago advertised for as much as 200K less than the sale price and promoted as another agent's current listing?  That is an example of one abuse here in the Phx area.  I would have no problem if it were all honest, fair and above board.  It often isn't.

100% of nothing is still NOTHING!  Advertising and getting the word out is the only way today! Do it!

Carol, I so agree. Sell it. Make people happy which brings more business to make people happy! That's it.

Mary, I want my listings to be STEALTH! The more people see them the quicker it will sell. I am not greedy.

This is what I have been preaching for years. I even know of Agency Brokers upset that their Associates who are allowing others outside their brokerage to advertise properties they presumably own. Of course, I want everyone of you to advertise my listings and the best of luck to you all. Bill

Anna, yep. I like bringing up subjects with a possibility of disagreement. I use to think the same way the old school way thinks. Hands off. Today, I hope everyone in the world will pick up my listing and help sell it. It just has to be sold and I don't think I can do it all myself. All help and Advertising is good. Very good. I hope many will allow me to advertise their listings. I just don't see why not? And, yes I am. I am an old fart! hee, hee...

Mary, I believe we should all have the requirement of at least giving a verbal "OK" . I don't believe it's okay to just scrape listings. All should go through the proper channels for the listing!

The listing belongs to the Broker, right? Can't just take them!

Hi Deb-firstly since WE are the same age watch that old fart stuff! LOL secondly you are right about this. The MLS in FL allows you to advertise others listings if they check off a "yes" box. A listing gets broadcast on every other site and no one complains about that so whats the big whoop?

Deb- I think it's easy for a lot of us to become entrenched in the "way it's always been done" but sometimes you have to step back and see things in a different light.  BTW... if you're an old fart that makes me a decrepit old fart!

Deb I don't think the worry is actually about another agent advertising someone else's listing.  I think the worry is that they don't misrepresent the seller or listing agent with inaccurate claims and information.

Deb,  I had been pondering this very topic as of recent.  I was wanting to approach a colleague from another brokerage if we could advertise each others listings.  I really don't see a problem with it personally I mean that is exactly what the MLS and broker reciprocity is really all about.  Advertising your listing on another brokers site is no different, however It may be wise that the listing agreement clearly identifies the practice.  It may also be wise that the verbiage in the add be the same as that actual listing agents ad. Just my 2 cents!

I would LOVE for other agents to advertise my listings, as long as the information is correct! Heck, my sellers would love it, too! The more exposure, the better!
