Using Color Tastefully when Selling Your Chicago Home

 

One of the issues that I see when talking to potential sellers is the display of colors that they use in their home can begin with “bland” and go all the way up the scale to “color wheel”. 

 I met with a home seller to discussing “Staging to Sell” her condominium.  She asked me to consult with her on what she possibly might need to change or do, in order to get her condominium sold.

One of the things I was impressed about her home was the natural light throughout but there was so much natural light, she used quality blinds to do two things:

 1.     Keep the sunshine down to a minimum but use it to the max when needed; and

 2.     The windows, like most condominiums, have a tendency to leak cold air during the winter time and these blinds were insulated and had sheers between the folds to make this issue work efficiently.

 The entire home was in neutral colors until I reached the “dark diaper poop” office area, which is a color preferred by many today yet, it is also what I always talk about is “the deadly subconscious killer”.   So, I made a suggestion to neutralize this room since she was selling and not staying.

The bathrooms were done according to her taste and done nicely with color except for the one room that had a somewhat dated tile but was accentuated by the painted color of grey that was matching her shower curtain.  I suggested that we lighten up the grey and not match it so direct but be a hue of it.

The kitchen has average cabinetry and appealing but the colors she used on the bulkhead and the backsplash were way to dark.  I suggested that we paint the backsplash area a soft white but not a bright way to bring in more natural light under the kitchen cabinets instead of using under mount lighting as it would show and change the bulkhead color to a softer tone.

The painting over her Living Room couch was too small and a tad high, and so she had a closet full of awesome original paint work that I was able to select from and it balanced out this area nicely.

The Dining Room Table and Buffet were a nice touch but missing something.  I had asked her if she had some fine china/dishware.  She showed me what she had and I set up the table as if she were entertaining formally.  I took a picture of the setup so she knew what she should do for showings, if she preferred to do so.

Then we looked at simple ways to utilize the breakfast bar area that opens up to the Living Room/Dining Room areas to increase the creativity for the new buyer to imagine themselves in this unit.

 

 

Just some simple strategies that staged this home for selling to the subconscious mind.
