Showing Homes In Bad Weather Isn't Fun... But We Like It!! Kinda.

In a perfect world our clients would only want to see homes on perfect weather days.  75 and sunny, no humidity, and a slight breeze out of the West.  Ahhh...  that sounds really nice seeing as it's cold and rainy in Fort Wayne today.

That said, we enjoy showing homes during crappy weather.  Are we crazy?  Yeah.  A little bit.  Hear us out...

Showing homes in the RAIN.  It gives you a good opportunity to make sure the gutters and downspouts are doing their job and moving the water away from the home.  It also gives you a good idea of the basement or windows have leaks.

Showings homes in the COLD.  This is the worst in our opinion, BUT you get a feel for how well the home is (or isn't) insulated and how well the heating system works.

Showing homes in the HEAT.  We like this much better.  It's a good time to see how well the A/C works and exactly how hot the upstairs gets, especially in older homes.  There have been a few times where we walk upstairs and it takes your breath away because it's so hot.  That's a good thing to know before you buy.

There you have it.  There are advantages to seeing homes during crappy weather and we really don't mind doing it.  It's part of our job...  as long as Amanda's hair doesn't get messed up.  :)

If the lights are on when you come in from the rain or cold and the house is warm and cozy it can really appeal to buyers... maybe even more than on a hot day!

I don't like showing homes in the rain and avoid it when possible, but it sure beats an 8-5 office job stuck someplace!

Ice cold, vacant winterized homes are the worse ones to show on my list.  Hey but I can endure being frozen to the bone as long as I can help find my buyers dream home and close the deal. I'll eventually thaw out :)

Jared,

This time of year I'm not a fan of showing homes later at night. They almost always require another visit when the sun is out.

Sara:  Agreed.  Good point.  :)

Barbara:  Amen sister!!

John:  Oh yeah, those are the WORST.  I don't work with many investors right now so WHEW.

Richard:  Agreed.  No point at looking at homes in the dark.

Hey, Team Christiansen--loved this post!  Funny, true, it said all of those things we feel, but don't necessarily say to our clients, but maybe to our spouses (later that same day)!

So glad you stopped by and commented on mine today, otherwise, I wouldn't have gotten the chance to read this, and I thought it was delightful. Thanks!

Last summer I showed a guy houses in the pouring rain.  POURING RAIN.  We were both dripping wet by the end of the 8 houses.  Later, when I asked if he would refer me to others he said, "are you kidding?  I'll never forget that you were willing to come out and show me houses in all that rain"!   I have to admit that it's not my first choice though.

Other than having a bad hair day, I agree that I love showing in the rain.  It really does allow you to check for flooding issues or roof issues that may not be as easily seen on a dry weather day.  Nice post.

Hmmm.. thats a really good point and interesting take on showing homes in the rain. How else do you know what is working and what is crap. Good advice.

Oh, I love it when it rains!  I once had buyers in contract on a home and during the inspection because of rain we found water literally seeping through an upstairs deck into the ceiling and dripping water into the kitchen.  All from the rain!  We would have never know about it - no way the inspector would have been able to catch it.  -Kasey
