Why should I stage my Charleston house? Why not?
Staging is like merchandising or preparing your house for Market. When you go the Grocery store, are the items still in the box or are they displayed nicely on the shelf? When you go to buy a car are the cars still on the truck or are they in the lot washed & ready for a Buyer to kick the tire & maybe test drive? When you go to a Job Interview do you just throw jeans and a tee shirt or do you shower & dress up? You never have a second chance to make a good first impression.
Your house when it's on the market is on that shelf and the Buyers make there decisions to buy or not buy just as the shoppers in the store. The Buyer is saying to them self will the house fit my needs. The Buyer is looking at meeting some need that they are not always willing to share because the spouse may have some different needs. But they can't size up the house unless they can the walls for walls or the floors for floors. If you can prove that the house meets or surpasses the buyer's need they may be meet your price. Many times the Buyer is comparing the house to others they have already seen on the internet.
It also allows the Seller to de-personalize and de-clutterize and really show the true potential the space has to offer the Buyer preparing the house for showings. In this market why wouldn't you want to put your best face forward. After it is staged then you photograph the house again for the MLS because you already photographed upon listing the property. Many Professional House Stager will photograph it for you after the property is staged. Even vacant houses can benefit from some sort of staging by showing them how the space be used or maximized.
