Most of us work really hard to help our clients in their home sale or purchase..
A lot of what we do is done behind the scenes....
Things our clients might not even know we do....
Last summer I had an opportunity to counsel a potential client on whether or
not they should purchase the home next door to them in Nampa Idaho....
Their son had been given the home....had placed a loan on it and
at that time signed a shared well agreement.
Bad times had fallen on the son and they were losing this
now a rental home as well as their own personal home.
Of course the parents didn't want to get the loan out of arrears...
they wanted to purchase the home for market value
When I was researching where the property was in the foreclosure
process I noticed that their was still a valid shared well agreement.
They had mistakenly thought that the shared well agreement
was only for their son and themselves.
Very quickly they corrected that with their attorney.
The well is not stable enough to support 2 families so it needed to
have the shared well agreement dissolved.
They did go to the auction on the home but didn't want to pay the
minimum bid....so the bank took it back!
Fannie Mae then listed and sold the home for much
less than market value...
These folks weren't able to put an offer in since they would
be buying as an investor and the home went into escrow
prior to the time period that investors could bid.
Fast forward to this week....I got the nicest card with a
note and a gift card as well from these folks....
They had asked me if they could compensate me and
I said there was no need...
"that was just what I did---it was a part of doing my job"
They felt bad for not buying anything from me....
but I know in the future I will get plenty of referrals!
It felt good to help these folks and even better for them to
acknowledge that I had helped them!
