Use "Hard & Private" money on most of my deals. Cuts through most of crap I see agents bitching about. I would suggest that an agent find "local" hard money lenders. Speeds up the process.
These programs have been around for some time. I hope agents will get educated on their uses but, I doubt it. Hard Money lending is outside the status quo.
