South Pasadena - September 2011 Sales Recap & Market Update (Single Family Homes)

The city of South Pasadena, a separate city within the San Gabriel Valley, is sometimes known as "Tree City".   You will find tree-lined streets with character homes many dating back from the early days of the twentieth century.    In the the Altos de Monterey or Old Altos areas there are homes with spectacular views and a more contemporary flair.   Along Mission Street you will find  Mission Station for the Gold Line Light Rail system as well as the site of the weekly(Thursday late afternoon until early evening)Farmer's Market.    The city features it owns Police and Fire departments, a well-regarded recreation program, unique shopping and dining, excellent public library and the award winning South Pasadena school district.

There were 18 sales of single family homes in South Pasadena during the month of September 2011 according to statistics from the local multiple listing service.   The sales ranged in price from $475,000(a two story home on Bonita with 1366 square feet on a 2400 square foot lot) to $1,794,880(a 1910 home with 3787 square feet on a 16479 square foot lot).   The median sales price for the month was $841,250(average sales price was $975,854).

During September 2010 there were 14 sales ranging in price from $562,000 to $1,100,000 (median price was $877,250, average price $823,552).

There are currently 28 single family homes on the market for sale in South Pasadena as of this morning ranging in price from to $399,000(a two bedroom home on Alhambra Road) to $4,850,000(Hillside Road).   12 properties are in escrow.    

I am including a rendering of a property that is not in the multiple listing but is being marketed as a "pocket listing"(not my listing) at $4,250,000 on one of the finest streets in South Pasadena.  This is a beautiful English home on estate-sized grounds with guest quarters and pool that is meticulously maintained contact me for additional information.

Thanks, Michelle.   I don't typically recommend a pocket listing as the best plan to sell a home for my seller clients but have represented buyers with a property before it officially hits the market.   It's always good to know the inventory of homes whether or not it is officially available.
