Rental Blues......For rent again... Beautiful Victorian.... 5 bedrooms, 2 baths 3300 sq ft... $1050/month

This beautiful home in Caldwell's Stuendburg historical district is up for rent again.  It is an absoultely cool old Victorian circa 1900....My favorite is the wrap around porch.... The problem is that my last tenant trashed it and didn't pay Octobers rent.  They gave proper notice if they were moving in November but they kept lying about the check in the mail..... They also left it damaged and very dirty.....I and my work crew are making it shine again but it is expensive and tiring..... They said they didn't like pets but their pets peed all over it.....   They didn't report a leak under the sink....  I filled up one vacuum cleaner bag in the master bedroom alone....

The up side is that my crew will earn a bit of money.....

The downside is that I feel like I have been robbed and abused....I am out $1050 rent plus over a $500 cleanup....The place was pristine when they moved in....I even found a syringe in the basement....   They had someone living in the basement despite the fact that there are 2700'' upstairs living space....  Mrs. Clean was the last tenant...  I had a one year old stove that is now damaged....

I am to busy cleaning to prospect for new clients....  I am exhaused and depressed.... It causes me to think less of people....I would like to sell but I am to underwater to do it....

It is a georgeus home and all I want is somebody to come in and love it and use it.... I want them to pay the rent so I can pay my mortgage....  I want them to tell me when something needs to be fixed and at least try to clean it up when they leave....

Debbie * I'm not sure of your area but OUR area has fixed term leases.  DIY landlords who allow themselves to be at the whim of a tenant for the control of the MOVE-OUT and VACATING process of their rental unit run into many "unknowns" that they should define.

Gets the job done!

I was being nice in letting them out of their lease because she told me her husband was sick....  Seemed silly to try to hold them to the terms of the lease when their income stream dropped and he needed a first floor bedroom...I just wish they had treated me with the same curtesy that I gave them....

Debbie, 

You are way too nice and sounds like you were really taken advantage of.  Best suggestion would be to make sure you get good tenants, have a solid lease and follow what the lease terms say.  We also get two months security deposit.  Tenants' should be responsible for damage.... make sure you do a move-in/move-out form AND take pictures or VIDEO!!!

Good luck, we've had tons of great tenants and there are some great ones out there.  Be picky!

Yes of course..... But for a bit they have gone to ground....  I will try to find them and take them to small claims because it warns other landlords....  I am hoping to find a good tenant but I am feeling a bit desparate...I couldn't afford the loss of rent and the cleaning fee.  I need November's rent so I can pay November's mortgage.....That makes me a bit desparate....Maybe something will happen today....
