Sellers: Before and After Staging Photos.
If you're a "visual learner" like I am, a picture can illustrate a point much more emphatic than words. Pretend you're in the market to buy a home. You walk into the following photos with a buyer's eyes and try to consider the home's best features. Which rooms are you more inclined to make a better offer? The "before" or "after" staged rooms?
Lovely covered patio, but you're a little distracted by the garden hose, leaves, kids' toys and dog bowl to appreciate the financial investment this homeowner has made.
Cleaned up, embellished and highlighted. You're looking up and admiring the redwood pergola, built-in gas grill and granite, outdoor bar. All high-end upgrades that should be showcased to buyers so they appreciate the additional expense and therefore, increase their offer accordingly.
Obviously, any homeowner would have put away the laundry and made the bed before a showing. However, the white walls and lack of a proper bed leaves you with a very cold feeling in this master.
A warmer, deeper paint color on the wall and fresh bedding creates an inviting, boutique-like hotel feel. The rich wall color and floral accents do double duty by accentuating the room's high, pitched ceiling. These lovely orchids are a creative solution for the absence of a headboard. Touches of purple throughout the room integrate the homeowner's existing draperies to maintain a cohesive look.
Here's a staging tip: pushing furniture up against the wall does not create the illusion of more space.
Placing a small end table, lamp and artwork behind the couch shows buyers an appealing furniture placement that features the room's fireplace.
Often, our basements end up as a decorating "after thought". A finished basement should not be viewed as a forgotten and undervalued investment. Remember to stage it to its fullest potential.
Key furniture placement and pops of color keep your eye moving throughout the room, giving an illusion of twice the former space, i.e. more square footage in a buyer's eyes.
