When Agents Compete For Your Listing: Fees vs. Service Quality

In real estate, everything should always be in writing.  If someone promises you something they should be willing to put it in writing.   Many agents are stripping down their marketing and doing less and less for the seller.   You want an agent who is continually investing in their marketing, education, and clients.

Perhaps you already have a Realtor you love, and there may be no doubt that you'll call her when it's time to list your home.  But if you're like most people, you'll interview several different agents before you make a decision about which one you will choose to market your home.

When called in to do a listing presentation, an agent will probably be prepared, with information about recent sales in your immediate neighborhood, as well as a marketing plan.  And then there will be a discussion of brokerage fees.

In making their pitches, these agents could make several types of arguments for why they are the best choice. 

List with me because:

  • My plan to get your home sold includes all of the elements that are designed to maximize your home's exposure to the marketplace, getting Realtors and their qualified clients through the door.
  • I've had lots of experience and understand how the market works in your neighborhood.
  • I understand good marketing and invest in my listings.
  • I'll list your home for cheap.  Maybe even really, really cheap.

Now, you may get all four elements in one agent, but not usually.  Most of us tend to compete either on service or price, but not both - especially at the lower end of the price scale. Still, there are situaltions when even the best agents are willing to negotiate a plan with sellers that is murually beneficial.

When you list with the lowest brokerage fee, be sure you understand what services will or will not be provided.

  • Will there be any advertising, and if so, who pays for it?
  • Will the agent do any weekend Open Houses or Broker Opens?
  • If the agent is willing to work for less because she's brand new to the business, what kind of supervision or mentoring program does her broker provide?
  • At a reduced brokerage fee, how much is the agent offering to pay buyer agents who bring in a buyer? 

Brokerage fees, as well as marketing plan elements, are completely negotiable.  And whatever you negotiate with the agent you hire, it's a good idea to get it in writing and incorporated into your listing agreement.
