This is really all it comes down to! As much as sellers would like to say it is newspaper ads, open houses, virtual tours, or any other technical do-dad it all comes down to this! You are the determining factor of if your home will sell by how you price it from the inception. The MLS gets the word out and there you go its sold!
Price and the MLS. The rest are just fluff filled with emotional and psychological trimmings to encourage consumers to push the sell button or pull the buy trigger. There's nothing wrong with wrapping a property up in a pretty package with eye candy staging, global marketing and glossy brochures, but the true value must be a price in keeping with today's market.
PRICE. If a fixer is priced right it will draw multiple offers. A beach cottage next to a power plant will sell if the price screams buy me before someone else does. The most expensive mansion in the best section of town will sell if it offers outstanding value and leave the overpriced beauties standing on the sideline hoping for the uninformed and gullible buyer to appear. Over priced new construction can morph into a fixer if never given a price reduction.
MULTIPLE LISTING SERVICE: This old school tool is still one of the sharpest in an agent's and seller's marketing toolbox. Be cautious if your agent does not want to post your home on the local MLS. Where did the buyer for my most recent Rancho Palos Verdes listing come from? The MLS via auto emails sent to the buyer by the selling agent. How about the listing before that one? Ditto. And so the story goes. Today's MLS is growing stronger and has a wider and longer reach than MLS systems of the past. It's the place to be because it works.
OTHER AGENTS: Yes, buyers still spend hours searching independently for a home online. I recently read a quote by a late-night woman web surfer in search of the perfect home--I'm paraphrasing here. "Once the kids are in bed, I pour a glass of wine and settle in for hours of house hunting. I ogle the photos and floor plans and fantasize about living there. My friends and I joke about online house hunting being porn for women. We're all so addicted." Who do they call when they find a house they want to see? Their top-of-mind agent.
The competition for buyers is keen and it behooves agents and sellers to offer an appealing product at an attractive price on the MLS along with other marketing endeavors. Then let the forces of the market deliver a buyer. The market will speak by way of an offer or complete silence. Listen carefully and heed the message.
